Area/ Cluster Manager – Living Sector | Multi-site Sydney

Run a portfolio of Sydney's best Build to Rent communities.

We are looking for an Area Manager to take full ownership of a group of BTR and co-living communities across Sydney. You will be onsite, visible, and accountable for how each building performs commercially, operationally and in the eyes of the people who live there.

What you'll own
n
n
The numbers. Occupancy, NOI, revenue growth and opex across the portfolio. You will manage budgets, forecast monthly and make the pricing calls.
n
Leasing. Lease-up strategy for new assets, then renewals, rent reviews and turnaround times once stabilised.
n
The team. Property & Community Managers, Leasing Managers and Maintenance Technicians. train, coach and set the bar.
n
The resident experience. Enquiry to move-out, satisfaction scores, reviews, events and everything in between.

The asset. Brand-standard presentation, planned and reactive maintenance,



contractor performance and capital works delivery.

What you'll bring
n
n
4+ years in a customer-focused property or accommodation environment, with 2+ years leading a team.
n
Accountability for the performance of a large residential or accommodation asset ideally 300+ apartments, rooms or keys.
n
Real commercial acumen: budgets, forecasting, variance, data-led decisions.
n
Working knowledge of the Residential Tenancies Act **** (NSW), NCAT and WHS obligations.
n
A current NSW Real Estate Licence (Class 2 preferred) or Certificate of Registration or the ability to obtain one before you start.
n
Australian working rights and a transparent National Police Check.

BTR, PBSA, hotels, hospitality, retirement living, serviced apartments and co-living all translate well here. If you've led a large accommodation operation in an adjacent sector, we want to hear from you.

This is an onsite role based at a home community with weekly presence at every asset in your portfolio. I
