Our client is a well-established national provider of community living, with a growing multi-site portfolio across Australia. The organisation has recently elevated this role as part of a broader restructure, creating a genuine strategic and governance-focused chance at national level.

About the Role

The National Property Manager is the strategic and governance lead for the property management function across the full national portfolio. This role owns the national rental strategy, leads all tribunal representation, sets and enforces property governance standards, and is the definitive escalation point for complex tenancy, compliance, and legislative matters across the business.

Importantly, this role does not process leases or handle trust accounting. Those functions sit elsewhere in the business, freeing this position to operate at the strategic and governance level the portfolio demands, leading a small team of Property Managers.

Key responsibilities include:

- Owning and driving the national rental strategy, including pricing benchmarks and market-aligned increase programmes
- Providing data-driven rental recommendations to the Executive and Board




- Owning the national property governance framework, including lease templates and compliance standards
- Acting as the definitive internal authority on tenancy law and compliance obligations
- Representing the business at tribunal hearings (QCAT, VCAT, NCAT and equivalents) as the authorised representative
- Owning the national bad debt, arrears, and occupancy reporting frameworks
- Leading and developing a team of Property Managers
- Serving as the escalation point for complex tenancy and compliance matters

About You

- 7 to 10 years' experience in property management, with progression to a senior, head of, national, or equivalent leadership role
- Proven experience representing an organisation at tribunal, including contested hearings
- Experience developing rental strategy across a multi-site portfolio
- Demonstrated leadership of a property management team
- Experience with property management systems (Reapit preferred)
- High-level communication skills, with confidence presenting to senior leadership and Board
