Description

- A property management role without a traditional private rent roll, managing residential properties for Council and NSW Government agencies.
- Look after homes for Police, teachers, Council employees and other essential workers across the Walgett Shire.
- $71,432.76 to $87,177.60 p.a., plus superannuation (35-hour week).
- 5 weeks annual leave, plus an additional week of Wellness and Wellbeing Leave (My Leave).

About the role

Walgett Shire Council is seeking an experienced property qualified to join the Property Services team as Property Officer (Residential Property Management).

This is not a typical real estate role: no private rent roll, no landlord acquisition, and no sales environment. You will manage a portfolio largely comprising residential properties owned by, or managed on behalf of, NSW Government agencies, together with Council-owned residential properties that house essential service workers (police, teachers, Council staff, etc.).

Reporting to the Property Coordinator, you will manage day-to-day operations for your portfolio, including:

- Coordinating incoming/outgoing occupants, agreements, condition reports and keys
- Conducting ingoing, routine and outgoing inspections
- Monitoring property condition and identifying maintenance, repair and asset issues
- Arranging maintenance with Council teams,



contractors and tradespeople
- Obtaining quotes, coordinating access and overseeing works to completion
- Preparing vacant properties for new occupants
- Maintaining accurate occupancy/vacancy/unavailable property data
- Liaising with occupants, NSW Government agencies, contractors and owners
- Maintaining property, occupancy, inspection and maintenance records
- Monitoring expenditure and assisting with invoices/financial administration
- Providing information and reports to NSW Government agencies and other owners

You will independently manage your portfolio, with the Property Coordinator supporting significant, complex or unusual issues. You’ll also contribute to Council’s wider property portfolio (commercial/community properties, leases, licences, inspections, acquisitions, disposals and other matters).

About you

You understand residential property management and take pride in organisation, maintenance oversight and follow-through. You may currently be a Property Manager, Assistant Property Manager, Property Officer, Facilities Officer or similar.

You ideally bring:

- Experience in residential property management, real estate, facilities management, property administration or related fields
- Ability to independently manage a portfolio of residential properties
- Experience conducting inspections and identifying maintenance/condition issues
- Experience coordinating repairs, contractors and trades
- Strong organisation and ability to manage multiple properties, deadlines and priorities
- Good judgement: resolve routine matters independently and elevate appropriately
- Strong communication skills and professionalism with occupants, contractors, agencies and stakeholders
- High attention to detail and strong record-keeping




- Ability to work independently and as part of a broader Property Services team
- Confidence with Microsoft Office and contemporary property/records/asset systems

Qualifications and licences

- Certificate IV (or higher) in Real Estate Practice, Property Services, Property Management or related field (or equivalent industry experience), and a current Class C driver licence
- Highly regarded: Diploma+ in property services/real estate/business admin/local government or related discipline; NSW real estate licence/certificate of registration or other relevant accreditation
- Experience managing properties for government/institutional owners or third parties is advantageous but not essential
- Salary from $71,432.76 to $87,177.60 p.a., depending on skills and experience
- Superannuation in addition to salary
- 5 weeks annual leave each year
