Pod Property Management Pty Ltd We are seeking an organised, proactive and solutions-focused Operations Manager to lead the day-to-day delivery of our property management and accommodation services. Working closely with the Director, this position will be accountable for field operations, team deployment, property readiness, housekeeping and maintenance coordination, quality assurance, service standards and continuous operational improvement.

responsibilities Plan, coordinate and review daily property operations across the managed portfolio and Burleigh Heads depot, setting explicit priorities and service standards. Allocate work to operations and housekeeping team members and monitor completion, quality and performance. Coordinate staff schedules, property changeovers, quality-control inspections, guest arrivals and operational coverage across the portfolio.
Lead the preparation of properties for guest arrivals and ensure cleaning, linen, consumables, maintenance and presentation standards are consistently achieved. Supervise, support and train operational team members, including recruitment, onboarding, performance management and workplace procedures. Liaise with owners, building managers, cleaners, contractors and tradespeople to coordinate services and resolve operational problems.
Maintain property information, contractor documentation,
key and access registers, task systems and operational compliance records. Oversee stock control for linen, amenities, cleaning supplies, equipment and property consumables, including purchasing and supplier coordination. Coordinate property access and monitor maintenance tasks through to satisfactory completion.
Maintain and improve operational procedures, checklists, workflows, systems and service standards. Ensure work is conducted in accordance with company policies, workplace health and safety obligations and relevant legislation. Prepare operational reports, identify risks or service gaps and provide recommendations to the Director.
Coordinate new-property onboarding and ensure new listings are operationally ready before launch. Qualification & experience You will be a calm and capable operational leader who can deploy people and resources effectively, communicate clearly and take ownership of outcomes in a fast-moving hospitality environment.
You understand that property presentation, maintenance response, team performance and small operational details directly affect guests, owners and the performance of the business. Essential skills and experience Diploma level qualification or higher would be desirable. Demonstrated 1 to 2 years of closely related experience in office/operations management, accommodation,
hospitality, property management or a comparable service-based environment.
Experience coordinating employees, contractors, schedules and competing operational priorities. Strong leadership, delegation, problem-solving and decision-making skills. Excellent communication, attention to detail and confidence liaising with owners, suppliers and team members.
Confidence using cloud-based scheduling, property and task-management systems while maintaining accurate operational records. Full Australian working rights or eligibility to work in Australia, a current driver licence, reliable vehicle and the flexibility to travel between Gold Coast properties and support occasional weekend operational matters. Highly regarded Experience in short-term accommodation, holiday letting, hotels, serviced apartments or housekeeping operations.
Knowledge of quality-control procedures, maintenance coordination, inventory management and workplace health and safety. Experience with property management, guest communication, scheduling or field-service platforms.
