Premium Class 2 Projects | Developer-Builder | Sydney North Shore An opportunity for an experienced Senior Contract Administrator with NSW Class 2 apartment experience to join an established developer-builder with a robust pipeline of premium residential projects.

This role offers something increasingly valuable for an experienced CA – exposure to three quality Class 2 developments at distinctly different stages of delivery, providing the prospect to strengthen your experience across the full project lifecycle.

A Strong Class 2 Project Pipeline

Our client develops and delivers its own apartment projects, with a focus on premium owner-occupier residential rather than volume product.

The current pipeline includes three significant Class 2 developments:

- A $40m, 40+ apartment development approaching completion and OC, providing direct exposure to project close-out, final accounts and completion within the current NSW Class 2 regulatory environment.

- A $40m high-end apartment development currently in early construction, featuring multiple basement levels and a premium specification. With early works recently commenced and significant procurement still ahead, the successful Senior CA will have the opportunity to become involved early and follow the project through its major delivery stages.

- A newly approved, technically challenging residential development moving into demolition and early works, involving complex site conditions, major services works and a non-standard building configuration. This project provides the opportunity to contribute from the front end as procurement and construction strategy are established.

Together, these projects provide genuine exposure across early works, procurement, structure, services, finishes, completion and OC – with the opportunity to build meaningful end-to-end Class 2 project experience.

The Role

Working closely with the Project Manager and construction team,



you will take ownership of key commercial and contractual functions across the portfolio.

Key responsibilities will include

- Managing subcontractor procurement from tender through negotiation, award and contract execution

- Preparing and reviewing detailed Scopes of Work

- Managing trade letting and procurement schedules

- Tender analysis, commercial levelling, clarifications and negotiations

- Managing progress claims, variations, contractual notices, EOTs and final accounts

- Preparing and maintaining cash flow projections, forecasts, cost reports and cost-to-complete reporting

- Identifying scope gaps, trade interfaces and emerging commercial risks

- Working closely with Project Managers and site teams on buildability, sequencing, programme and quality

- Supporting project completion, commercial close-out and OC

- Managing commercial processes in line with current NSW Class 2 regulatory requirements

Who We Are Looking For

This search is specifically focused on candidates who have built meaningful experience in NSW Class 2 apartment construction.

We are less concerned with a prescribed number of years and more interested in the depth, relevance and continuity of your project experience.

You will ideally bring

- Strong CA / Senior CA experience on NSW Class 2 apartment developments

- Recent Class 2 project experience under the current NSW regulatory and Design and Building Practitioners framework

- Meaningful lifecycle exposure across procurement, structure, services, finishes, completion and/or OC





- Strong front-end procurement, tendering, scope development and trade letting capability

- Proven ability to independently manage significant subcontract packages

- Strong forecasting, cash flow and cost-to-complete reporting capability

- Sound technical understanding of apartment construction, sequencing, quality requirements and trade interfaces

- Experience managing variations, claims, contractual notices, EOTs and final accounts
- The commercial judgement to identify scope omissions, delivery risks and coordination issues before they become project problems
- A stable project history demonstrating meaningful involvement through key stages of project delivery

Experience delivering premium or high-end owner-occupier apartment projects will be highly regarded.

Working Arrangements The role is based on Sydney’s North Shore.
