Contract Administrator — Retirement Living Builder/Developer

About the Company

Our client is an integrated development and construction company with over 25 years' combined experience and an annual turnover exceeding $40 million. Operating primarily across southwest Sydney and the Southern Highlands, they've built a strong reputation delivering residential and commercial projects on time, on budget, and to a standard that exceeds client expectations.

They are a builder and developer in the retirement living space, with a diverse and growing pipeline spanning master-planned retirement villages, aged care, civil/subdivision works, and luxury residential.

About the Role
n
Due to sustained growth, our client is seeking an experienced Contract Administrator to join their team, supporting delivery across a substantial and varied project pipeline including:
n
n
A 57-unit retirement village stage (~$40M) commencing in the next 3–4 months
n
An 18-villa retirement project currently under construction, with a further 32-villa stage to follow
n
Up to 3 nursing homes for a major national health brand
n
Luxury residential and third-party commercial projects across the Sydney/Newcastle corridor
n
n
This is an opportunity to join a business with genuine pipeline depth and long-term project security, working across a broad and interesting mix of retirement living, aged care, civil, and
residential/commercial
builds.

Key Responsibilities
n




n
Administer construction contracts in line with relevant standard forms (e.g. AS****, AS**** or similar D&C;/construct-only contracts)
n
Prepare, review and manage subcontracts, variations, and progress claims
n
Manage contractual correspondence, notices, and risk/issue tracking
n
Liaise with project managers, site teams, consultants and subcontractors
n
Support budget estimates, cost planning and value engineering processes
n
Ensure compliance with contractual and statutory obligations across live projects
n

About You
n
n
Proven experience as a Contract Administrator within a builder/developer, ideally in residential, retirement living, or aged care
n
Strong working knowledge of standard form construction contracts
n
Excellent attention to detail and organisational skills
n
Confident communicator, comfortable liaising across project and client teams
n
Tertiary qualification in Construction Management, Quantity Surveying, or similar (highly regarded)
n
Experience with Procore will be highly regarded
n
