Shape the delivery strategy of a significant pipeline of major projects
A powerhouse of the Australian construction sector, with more than a century of delivery history and a major pipeline of landmark projects across Queensland, is seeking an accomplished Pre-Delivery / Pre-Construction Manager to join its Corporate Head Office in Brisbane.
This is a significant senior leadership appointment with responsibility extending across the organisation's major project pipeline, rather than being dedicated to a single development.
Reporting directly to the Managing Director, you will take ownership of the critical period between project award and construction commencement - ensuring each project enters delivery with the right strategy, programme, design, procurement, methodology, commercial controls and project team in place.
The Role
You will lead the pre-delivery and pre-construction function across major projects, with responsibility for:
Establishing project delivery strategy, construction methodology and master programmes
Leading early project planning, staging, logistics and construction sequencing
Driving design development, design management and constructability
Developing procurement strategies and identifying critical and long-lead packages
Leading constructability reviews and value engineering
Working with estimating and commercial teams across budgets, cost planning and commercial risk
Identifying and mitigating design, programme, procurement and construction risk before mobilisation
Ensuring approvals, documentation, procurement and project resources are sufficiently advanced for construction
Establishing project governance, reporting and delivery controls
Working with Project Directors, Commercial Managers, Project Managers and Site Managers to establish delivery teams




Providing senior input into major tenders and new project opportunities
Managing the transition from project award through pre-construction into full delivery
Reporting to senior management on project readiness, programme, procurement and key delivery risks
Who We're Looking For
This role requires a construction delivery leader, not simply a design or estimating specialist.
You will ideally bring:
Extensive senior experience within a Tier 1 or major commercial contractor
Background as a Pre-Construction Manager, Project Director, Senior Project Manager or equivalent
Demonstrated delivery experience across major and complex building projects
Strong capability across design, programme, procurement, methodology, commercial management and risk
Deep understanding of buildability, sequencing and major-project logistics
Proven ability to take projects from award through pre-construction and successfully into delivery
Robust commercial judgement and the ability to balance design, cost, programme and construction outcomes
Executive-level client, consultant and stakeholder management capabilityDegree in Construction Management, Engineering, Architecture or related discipline
The Opportunity
This is an opportunity to step away from responsibility for one project and influence the successful establishment and delivery of multiple major projects across the business.
The successful candidate will operate with significant autonomy and direct access to senior leadership, providing the builder's delivery perspective at the front end of projects and identifying issues before they become construction problems.
It could particularly suit an accomplished Project Director or Senior Project Manager who has spent their career delivering major projects and is ready to apply that experience across a broader corporate portfolio.
