About the Role – Commercial Property Manager
We are seeking an experienced Commercial Property Manager to manage a portfolio of commercial assets, with day-to-day responsibility for property management and lease administration, combined with oversight and involvement in facilities management across the portfolio.
This role suits someone who is comfortable managing tenant relationships and lease cycles while also tracking maintenance, compliance, and contractor performance across multiple sites.
Key Responsibilities
Property Management
Manage a portfolio of commercial properties, acting as the primary point of contact for landlords and tenants.
Administer leases in accordance with the Retail and Commercial Leases Act **** (SA), including rent reviews, renewals, and options.
Prepare and issue tenant correspondence, including notices, breach notices, and rent review letters.
Negotiate lease renewals and variations, balancing landlord objectives with tenant retention.
Manage arrears, outgoings reconciliations, and annual budgets for each property.
Maintain accurate property records in property management software (e.g. setting up new properties, tenancies, and lease terms).
Prepare landlord reporting, including monthly and quarterly performance summaries.
Facilities Management
Track and coordinate facilities management activity across the portfolio, including preventative and reactive maintenance.
Manage routine maintenance schedules, where required
Monitor compliance obligations across the portfolio (e.g. essential safety measures, fire safety, air conditioning servicing, and other statutory requirements).
Obtain and assess quotes for repairs, capital works, and upgrades,
escalating recommendations to the Partner/Landlord as required.
Skills & Experience
Previous experience in Commercial Property Management (retail, office, and/or industrial).
Working knowledge of the Retail and Commercial Leases Act **** (SA), or equivalent commercial leasing legislation.
Confident, professional communication style with both landlords and tenants.
Robust organizational skills, with the ability to track multiple properties, lease events, and maintenance items concurrently.
Proficiency with property management software platforms.
A current Property Management Real Estate License is required for this role as well as a current driver's license and willingness to travel to properties across the portfolio.
