Commercial & Contracts Manager - Commercial Construction

You'll work across multiple projects as a Commercial & Contracts Manager, taking ownership of the commercial and contractual side of projects. You'll work closely with the Director, Project Manager and site teams to ensure projects are commercially protected, properly documented and accurately claimed. We're looking for someone who can take genuine ownership of the commercial function — not simply process paperwork after the fact.
Competitive salary package negotiable based on experience.

Key responsibilities

- Preparing and managing fortnightly/monthly progress claims
- Managing variations from identification through to approval and payment
- Ensuring variation works are properly documented and instructed before works commence
- Maintaining variation, site instruction, RFI, daywork and delay/EOT registers
- Preparing and issuing contractual notices, delay notices and EOT claims
- Monitoring contractual obligations, notice periods and time bars
- Reviewing head contracts and identifying commercial and contractual risks
- Working closely with site teams to ensure dayworks and additional works are properly captured
- Preparing and managing purchase orders and subcontractor documentation




- Assisting with project forecasting, WIP, cost-to-complete and commercial reporting

About you

- Strong experience as a Senior Contracts Administrator, Commercial Manager or Contracts Manager within commercial construction
- Approximately 8+ years' relevant construction experience
- Strong knowledge of subcontract administration, variations, progress claims, EOTs and contractual notices
- A good understanding of Queensland construction contracts and security of payment requirements
- Excellent written communication and contract correspondence skills
- Solid commercial awareness and attention to detail
- The confidence to deal directly with builders, CAs, PMs and site managers
- The ability to manage the commercial position across multiple live projects simultaneously
- Experience working for a commercial subcontractor, particularly within ceilings & partitions, plastering, carpentry, electrical, mechanical, fire, facade or similar trade packages
