We're partnering with a leading property and facilities management team to appoint a Senior Property Manager to oversee an industrial portfolio across NSW. This role sits at the centre of a major reset of the Property & Facilities Management function - centralising service delivery, tightening compliance, improving data integrity and embedding best-practice operations. If you're a seasoned Senior Property Manager who thrives in structured, high-accountability environments and enjoys improving how portfolios operate, this is a standout opportunity.

The Opportunity:

You'll manage the day-to-day performance of the industrial portfolio in NSW, with the support of a Property Manager and FM team. You'll oversee tenant relationships, lease records, financial administration, compliance, reporting and operational uplift, ensuring the portfolio is audit-ready, well-presented and tightly managed.

This role blends hands-on property management with process improvement, governance and stakeholder engagement.

Key Responsibilities will be broad and encompass:

Tenancy & Lease Records Management

- Maintain accurate, audit-ready tenancy schedules and Critical Dates Registers and review them quarterly.
- Extract and document key lease provisions, including make‑good, fit‑out, security, insurance, incentives and option rights.
- Implement fixed and CPI rent reviews, issue notices, and manage market rent reviews and determinations.

Financial Administration





- Manage income and expenditure in line with approved budgets and lease requirements.
- Prepare OPEX/CAPEX budgets and coordinate reviews with the Facilities Manager.
- Complete annual outgoings reconciliations within lease-prescribed timeframes.
- Review and validate rental invoices, adjustments and recoverable charges prior to issue.

Tenant & Stakeholder Management

- Act as the primary tenant contact, managing day-to-day correspondence and service requests through to closure.
- Attend monthly site inspections and quarterly tenant meetings, documenting minutes and actions.
- Review tenant fit‑out requests and provide recommendations jointly with the Facilities Manager.

Contractor, Compliance & Transaction Support

- Assist with essential services certification and regulatory compliance alongside the Facilities Manager.
- Support sales and transaction activities, including data collation and site inspections.
- Assist with transitioning assets into or out of stabilised operational status.

Reporting & Governance

- Contribute to consolidated Monthly Reports and support insurance, quality accreditation, Modern Slavery compliance and ESG commitments.




- Ensure rent roll, preliminaries and financial submissions meet deadlines.

What You Bring

- Minimum 5 years' experience in industrial property management.
- Australian Real Estate Licence (required).
- Strong financial acumen and understanding of accrual accounting.
- Working knowledge of Yardi or a comparable property platform.
- Reputation for friendly, timely and effective service to tenants and contractors.
- Proven decision‑making capability within delegated authority.
- Ability to set stretch targets and rigorously monitor personal performance.
- Robust relationship‑building skills with a continuous improvement mindset.
