The Preconstruction Manager will possess solid conceptual estimating, organizational and communication skills, a "can do" attitude, and the ability to service multiple projects and clients on a regular basis. The ideal candidate will be responsible for creating and implementing project and bid strategies. You will do so by analyzing project proposals and historical cost data. Ultimately, your work will help us develop new business opportunities.

Review, interpret, and accurately estimate scope of work as described in the project documents.
n
Execute quantity take-offs of all applicable CSI sections
n
Perform conceptual estimating to derive building program costs and baseline budget values for privately negotiated work
n
Develop close working relationships with subcontractors and vendors
n
Solicit and collect subcontractors'/vendors' bids and quotations for budgetary and final pricing
n




Verify that subcontractors'/vendors' scopes of work are accurate in quantities and items included in their proposal
n
Prepare subcontractors'/vendors' quotations analysis sheets
n
Attend bid meetings and develop and execute bid strategy
n
Prepare thorough and timely cost analysis
n
Analyze project proposals to prepare budget and cost estimate
n
Gather, update, and review historical cost data
n
Organize and archive all documents received and produced
n
Assist with operations change-orders estimating as required by jobs in progress
n
Assist operations with purchasing and definition of subcontractors'/vendors' scopes
n
Perform other duties as assigned by Supervisor

Qualifications:
n
n
College degree in relevant industry or equivalent work experience
n
Five to ten years of experience in building estimating with a general contractor or construction manager
n
Solid knowledge of On-Screen take-off software or similar
n
Experience must include privately negotiated and GMP contract delivery methods
n
Excellent written and verbal communications skills
n
Ability to work on several projects at the same time
n
Strong organizational skills
