Portfolio & Fund Management
n
n
Manage the financial and operational performance of allocated property funds.
n
Develop and execute fund strategies aligned with investment objectives.
n
Monitor portfolio performance, income returns and capital growth.
n
Drive business planning, budgeting and forecasting across the portfolio.
n
n
Valuations & Investment Analysis
n
n
Lead the valuation process across a diverse commercial property portfolio.
n
Review and critically assess external valuation reports, methodologies and assumptions.
n
Develop and maintain internal valuations and discounted cash flow models.
n
Analyse leasing assumptions, capital expenditure, market evidence, discount rates and capitalisation rates.
n
Provide valuation advice to support acquisitions, disposals, refinancing and strategic asset management decisions.
n
Present valuation analysis and recommendations to Investment Committee and senior executives.
n
Work closely with external valuers to ensure accurate and commercially robust asset valuations.
n

Acquisitions & Capital Transactions
n
n
Assess acquisition opportunities through detailed financial modelling and valuation analysis.
n
Lead financial due diligence and investment underwriting.
n
Prepare Investment Committee papers and Board recommendations.
n
Evaluate development opportunities, repositioning initiatives and capital expenditure projects.
n
n
Asset & Portfolio Oversight
n
n
Partner with Asset Managers to optimise asset performance and maximise portfolio value.
n




Challenge leasing strategies and business plans to improve asset valuations and investor returns.
n
Monitor market movements and identify emerging risks and opportunities.
n
n
The Successful Applicant
n
n
8+ years' experience in property funds management, property investment or institutional real estate.
n
Extensive commercial property valuation experience across office, retail, industrial and mixed-use assets.
n
Strong understanding of valuation methodologies including discounted cash flow (DCF), capitalisation and comparable sales analysis.
n
Demonstrated experience interpreting and challenging external valuation reports.
n
Proven ability to apply valuation insights to acquisitions, disposals, portfolio optimisation and investment strategy.
n
Advanced financial modelling and analytical skills.
n
Strong understanding of capital markets, debt structures and property investment performance metrics.
n
Experience presenting complex investment and valuation analysis to senior executives, boards and investment committees.
n
Excellent stakeholder management and commercial communication skills.
n
