Head of Department - Property Manager / BDM
n
You'll be responsible for the smooth day‐to‐day management of a well‐maintained South of River PM portfolio whilst also working on your BD skills with leads provided to you via marketing and cross-business referrals, working alongside a collaborative small team and a Director who values autonomy and trust. Your focus will be on delivering exceptional service to landlords and tenants, with robust support and no micro‐management.

Key Responsibilities

Oversee and manage a portfolio of up to 100 properties, ensuring exceptional service and compliance
n
Conduct routine inspections and open homes
n
Process tenancy applications and facilitate lease signings
n
Organise and coordinate tradespeople for repairs and maintenance
n
Manage bond lodgements and attend court as required
n
Advertise rental properties and attract quality tenants
n
Build and maintain robust relationships with landlords and tenants
n
No PCRs required (these are outsourced!)

What We're Looking For
n
n
Current and valid Property Management Registration
n
Australian Driver's Licence and police clearance
n
Minimum 4 years experience managing a property portfolio
n
Proficiency with Property Tree (preferred)
n
Strong working knowledge of the Residential Tenancies Act and compliance requirements
n
Proven ability to build rapport with landlords and tenants
n
Demonstrated success in business development and prospecting
n
