Purpose of the Role
n BGIS is seeking an experienced Works Supervisor to lead and coordinate residential maintenance and construction works across Northern NSW.
n
Reporting to the Contract Operations Manager, you will oversee subcontractor and Self-Perform works, ensuring projects meet contractual standards, timelines, and quality expectations. You will play a key role in team leadership, stakeholder communication, and delivering excellent service to tenants and clients.
n
The ideal candidate is collaborative, approachable, and technically skilled, with a strong understanding of trade sequencing, project delivery, and team management.
n
Key Responsibilities
n
n
- Supervise day-to-day delivery of maintenance services across multiple sites.
n
- Coordinate and monitor subcontractors, ensuring compliance with contracts, OH&S;, and quality standards.
n
- Communicate effectively with tenants, clients, and project teams.
n
- Prepare inspection and test plans and undertake final inspections.
n
- Conduct regular assessments of subcontractor performance and provide detailed reports.
n
- Monitor financial expenditure and project KPIs to maximise value and quality.
n
- Promote and adhere to BGIS's quality, safety, and business systems.
n
n
Education, Experience & Skills
n
Essential:
n
n
- Trade qualification or technical expertise in building-related professions.
n
- Proven experience in domestic building, maintenance, or project supervision.
n
- Strong knowledge of work planning, scheduling, and subcontractor management.
n
- Excellent communication, interpersonal, and negotiation skills.
n
- Ability to interpret technical drawings, specifications, and quality standards.
n
- Competence in OH&S; compliance and statutory obligations.
n
n
Desirable:
n
n
- Experience with project management and sequencing of trades.
n
- Previous experience working with small, diverse teams.
n
- Ability to work independently while fostering a positive team environment.
n
