Job Description

Manage booking calendars across Airbnb, Stayz, and Booking.com, and direct channels. Handle

n

guest enquiries, run background/screening checks to protect owners' investments.

n

Responsible for all guest communications from pre-arrival to post-departure, resolving any issues

n

promptly to secure high ratings.

n

Supervise and schedule professional room cleaning and linen changes between guest stays to

n

Conduct quality control inspections of properties to verify presentation, amenities, security

n

arrangements, and setup is suitable and tailored for guests. Proactively identify any maintenance

n

needs.

n

Coordinate with external maintained contractors (electricians, plumbers, landscapers) to ensure

n

minimal disruptions to guest bookings.

n

Maintain stock levels for guest amenities, cleaning supplies and linen inventories.

n

Direct, roster and monitor the performance of housekeeping staff and local operational teams

n

Ensure all staff and contactors follow work health and safety guidelines while in office.

n

Ensure all properties strictly comply with local council rules, fire safety standards, and NSW

n





short-term rental regulations.

n

Meet regularly with Director to discuss portfolio occupancy rates, guest feedback and

n

operational costs.

n

Required Skills and Experience

n

n
- Relevant formal qualifications and training certifications
n
- Minimum 3-5 years of practical experience in short-term rental operations, holiday letting, or
n
- hotel front-office management.
n
- Confident using Property Management Software (PMS) like Guesty, Hospitable, or similar
n
- Exceptional communication style. Capable of handling difficult guest situations with empathy and
n
- managing trades efficiently.
n
- A calm, proactive approach to unexpected issues (e.g., last-minute cancellations, maintenance
n
- A valid Australian Driver's License and a reliable vehicle are required to manage travel between
n
