About The Role

We're looking for a hands-on Senior Development Manager who can take a project from site acquisition through to completion. The company has seen the successful development of many residential projects throughout Sydney in the last 10 years ranging from award-winning designed houses up to apartment complexes of 40+ units.

This is not a coordination role. You will be responsible for finding deals, making them stack, and delivering profitable outcomes. If you've only ever managed part of the process — this role is not for you.

What You'll Be Responsible For

n

- Site Acquisition
n
- Identify and secure residential development opportunities (10+ apartments)
n
- Build and manage agent networks
n
- Source off-market opportunities
n
- Feasibility & Deal Structuring
n
- Run detailed feasibilities (GRV, costs, margins)
n
- Assess risk, planning constraints, and upside
n
- Present investment cases internally
n
- Planning & Approvals
n
- Manage consultants (planners, architects, engineers)
n
- Drive DA strategy and council approvals
n
- Navigate zoning, overlays, and planning risks
n
- Delivery
n
- Oversee projects through design, tender, and construction
n
- Manage builders, budgets, and timelines
n
- Ensure projects are delivered profitably
n

- Proven track record delivering multi-residential projects (10+ units) end-to-end
n




- Robust feasibility and financial modelling skills
n
- Deep understanding of Sydney planning system & councils
n
- Existing relationships with:n n
- Agents
n
- Consultants
n
- Builders
n

- Commercial mindset — you think like an owner, not an employee
n

n

You must be able to clearly point to projects you personally drove from acquisition to completion.

Salary & Incentives

n

- Base: $180k - $210k (depending on experience)
n
- Bonuses:

- Site acquisition incentives

- Project milestone bonuses

- Profit-based upside

Total package: $220k - $300k+ for high performers
