Construction Project Manager | Full-Time | High End Residential Projects

We are seeking an experienced Residential Project Manager to join our team and take responsibility for the successful delivery and management of high-end residential construction projects throughout Sydney's Eastern Suburbs.

This is a hands‑on mid level to senior role suited to an 'experienced' construction professional. You will be responsible for cost control, tendering and estimating, forecasting, subcontractor management, project programming and working closely with the Construction manager and Site foreman.

Working across a portfolio of premium residential projects, you will have a strong understanding of construction methodology, architectural, Structural, civil and services plans, quantities and pricing, with the ability to confidently manage projects from pre‑construction through to completion.

Key Responsibilities

- Full project management of high-end residential construction projects

- Managing projects from estimating and pre‑construction through to completion

- Detailed cost analysis, cost control and project forecasting, including project budget and variations

- Estimating and pricing construction works and subcontractor packages

- Reading architectural, structural and engineering plans and accurately measuring quantities

- Obtaining, assessing and negotiating subcontractor and supplier quotations

- Assigning and managing subcontractors to ensure quality, cost and programme requirements are met

- Monitoring project expenditure, margins and overall project profitability

- Managing project programmes, timelines and construction sequencing with Coordinating trades and suppliers





- Conducting regular site inspections and ensuring works are progressing to the required standard

- Managing variations and progress claims

- Maintaining robust relationships with clients, subcontractors and consultants

- Providing regular project updates and reporting to management

About You

You will be an experienced construction professional with a proven background in high-end residential construction

You will have:

- Vocational, Tertiary or equivalent industry Australian certificate

- Proven experience as a Residential Project Manager / Construction Project Manager

- Strong understanding of luxury residential construction

- Excellent knowledge of construction costs, pricing and subcontractor rates. Knowledge of Preparation of Scope of works, which will include Cost Estimating.

- Strong estimating and quantity measurement skills

- The ability to confidently read and interpret architectural and construction plans

- Experience with project forecasting, budgets, margins and cost control

- Excellent negotiation and management skills

- Strong organisational and time-management abilities.

- Excellent communication and relationship-management skills

- A high level of attention to detail

- The ability to manage multiple projects and priorities simultaneously

- A genuine commitment to quality, workmanship and delivering exceptional homes
