Our client is a well-established, national building solutions business with a strong reputation for delivering major projects across the commercial, education, and infrastructure sectors. As they continue to grow, they are looking for an experienced Commercial Manager to join their Commercial & Legal team.

About the Role

n

Reporting to the General Counsel & Company Secretary, this is a key strategic and advisory position supporting the business's project delivery and sales teams. You will act as a trusted commercial partner across the organisation, guiding contract negotiations from pre-contract stage through to post-award delivery, and ensuring commercial outcomes are protected at every step.

You'll support a varied program of building construction across the country. Projects typically range across sectors including:

n

- Education & early learning;
n
- Retail & hospitality;
n
- Aged care & healthcare; and
n
- General commercial developments.
n

n

Key Responsibilities

n

n
- Partner with senior leadership to provide commercial decision-making and contract management support;
n
- Oversee preparation of RFPs and manage tender/bid responses in line with company contracting standards;
n
- Work closely with sales and project teams to ensure contracts reflect agreed commercial positions, scope, and specifications;
n
- Lead contract negotiations, reviews, and clarifications within delegated authority levels;
n
- Manage the handover process from sales/estimating through to project delivery, identifying risks and opportunities;
n
- Ensure contracts are executed correctly and administered to a high standard, including variations, EOTs, and claims;
n
- Support subcontractor engagement and management;
n
- Drive timely resolution of commercial and contractual disputes,



escalating to legal where required;
n
- Monitor live contract performance, financials, and cost control; and
n
- Mentor contract administrators and support continuous improvement across contract management practices.

About You

n

n
- 3-5+ years' commercial and contract management experience within construction or infrastructure;
n
- Strong understanding of the Australian construction market and standard forms of contract;
n
- Proven negotiation skills with a track record of managing commercial strategy on major bids;
n
- Confident communicator who can build relationships and influence stakeholders at all levels;
n
- Comfortable operating in a fast-paced, matrixed organisation;
n
- Relevant tertiary qualification; and
n
- A cooperative, solutions-focused mindset with strong attention to detail.
