About the Role
n
Based at our Carrum Downs office, this full-time role sees you take ownership of a commercial industrial and retail portfolio, working closely with landlords and tenants to deliver strong outcomes and long-term relationships. You'll bring energy, initiative and a genuine passion for property management to every part of your portfolio - from rent reviews and lease negotiations to day-to-day compliance and tenant relations.

Key Responsibilities
n
Manage and continually audit a commercial industrial/retail portfolio
n
Conduct rental reviews for CPI and fixed increases
n
Carry out routine property inspections as required
n
Manage tenant transfers, lease surrenders and lease variations
n
Build and nurture sustainable relationships with landlords and tenants
n
Work collaboratively to achieve positive outcomes for all parties
n
Manage lease renewals, exercise of options and nil options
n
Leasing & Compliance
n
Negotiate rental increases and new lease terms
n
Negotiate leases and ensure compliance with relevant legislation and industry guidelines
n
Apply REIV lease terms and special conditions with confidence
n
Manage budgets and monitor arrears across the portfolio
n
Ensure accurate financial reporting and record-keeping
n
What You Bring
n
Solid organisational skills with a self-motivated, proactive approach
n
A genuine passion for building and maintaining client relationships
n
Commercial property management experience preferred - we'll also consider strong residential PMs ready to step up
n
Experience with a property management platform (GOAT preferred)
n
Sound understanding of lease documentation and compliance requirements
n
Ability to manage competing priorities with a solutions-focused mindset
n
