About the Role

n

This is an outstanding chance for an experienced Senior Strata Manager who enjoys working with premium and complex Owners Corporations while being supported by a qualified leadership team and dedicated administrative staff.

n

You will manage a portfolio of high-quality residential communities, build trusted relationships with committees and owners, and provide expert advice on governance, compliance, financial management, and building operations.

n

Key Responsibilities

n

Governance & Legislation: Interpret and apply current strata legislation with precision, ensuring full statutory compliance and risk mitigation across your portfolio.

n

Conflict Resolution: Confidently navigate high-friction situations, mediating disputes between lot owners, committees, and contractors with diplomacy and assertiveness.

n

Financial Management: Analyse and interpret complex financial reports, capital works funds, and budgets, clearly articulating financial health to non-financial committee members.

n

Building & Project Oversight: Collaborate with Committees of management, engineers, consultants, and contractors to oversee major capital works.

n

Meeting Facilitation: Prepare, chair, and drive productive Annual General Meetings (AGMs) and Committee Meetings,



ensuring decisions are documented and executed effectively.

n

Communication: Maintain transparent, high-level written and verbal communication across all stakeholder groups.

n

What We Are Looking For

Proven Track Record: Solid experience managing large, high-tier, or complex strata schemes.

n

Legislative Expertise: In-depth knowledge of local strata schemes management acts and regulations.

n

Conflict & Negotiation Skills: Strong composure under pressure with exceptional de-escalation skills.

n

Financial Acumen: Advanced capability in reading balance sheets, financial statements, and reserve fund forecasts.

n

Stakeholder Management: Exceptional communication skills—able to lead meetings with authority, clarity, and professionalism.
