Job Description
At Sydney Realty Group we think property management is due for a better way of working. That means taking the mundane off your desk — quote chasing, routines, weekend opens — and giving you room to do the work that moves a portfolio.

Three support staff sit behind every portfolio: a Leasing Officer on weekend inspections, ingoings and outgoings, a Customer Support Agent on maintenance and quotes for your approval, and a Routine Inspection Agent on every routine.

My name is Yanke, Managing Director. My father Dennis started this 20 years ago and it's stayed family-run ever since — team of 10, CBD office, still growing.

About the role
n
You'll manage a well-maintained portfolio of 200–225 properties across Glebe, Chippendale, the CBD, Darlinghurst and North Shore.
n
n
- Building and maintaining genuine relationships with your landlords and tenants
n
- Directing your support team across maintenance, routines, ingoings, outgoings and opens
n
- Handling lease renewals, rental reviews, bond management and compliance
n
- Managing arrears across your portfolio
n
- Resolving disputes and complaints from both sides of the ledger
n
- Representing us at NCAT when it comes up
n
- Weekly updates to landlords on property performance, rental income, maintenance and tenancy matters
n
- Weekly reports to landlords with properties currently on the market
n
- Weekly reporting to me on how your support team is tracking
n

Who we're looking for
n
n
- 5+ years' experience as a Property Manager
n
- Solid working knowledge of the Residential Tenancies Act
n
- Confident handling conflict and holding a position with landlords, tenants and tradespeople
n
- A portion of our landlords and tenants communicate primarily in Mandarin, so bilingual Mandarin and English is an advantage — not essential
n
- Comfortable directing a support team and holding them to a standard
n
- High attention to detail with a proactive approach — you'd rather prevent the problem than manage it
n
- Open-minded about workflow changes and emerging technology
n
- Honest, straightforward, and a genuine team player
n
n
TL;DR
n
You've run a portfolio before and you're good at it. You'd rather lead a support team than do everything yourself. You're open to new systems and new technology, and you don't flinch when a process changes because we found a better way to do it.

Start date: late August, though I'm flexible for the right person.
