BlueCHP is a not-for-profit Tier 1 Community Housing Provider and a registered NDIA provider of Specialist Disability Accommodation (SDA). Our mission is to ensure all Australians have access to a secure, secure, and affordable home. We currently own and manage approximately 900 homes across our Social, Affordable, and SDA housing portfolios.

About the Role
n
As the SDA Property Manager, you will be responsible for the end-to-end tenancy and property management of our SDA portfolio across New South Wales, Victoria and South Australia.
n
Working closely with the SDA team, you will coordinate participant move‐ins, minimise vacancies, oversee property maintenance, and ensure our homes remain compliant, safe and fit for purpose.
n
You will also support the SDA Housing Specialist, when required, in delivering our participant‐centred GuideYouHome 7 Step Process, working alongside participants, families, support coordinators and SIL providers to deliver housing solutions that promote independence, choice and quality of life.

Key Responsibilities
n
Property & Tenancy Management
n
Manage the day-to-day tenancy and property management of the SDA portfolio.
n
Coordinate participant onboarding, move‐ins and tenancy agreements.
n
Manage rent collection, arrears,
tenancy enquiries, breaches and dispute resolution.
n
Conduct routine property inspections and condition reports.
n
Coordinate planned and reactive maintenance with contractors.
n
Minimise vacancies and maintain high property presentation standards.
n
Ensure properties remain compliant with tenancy legislation, SDA requirements and safety standards.
n
Stakeholder Management
n
Develop positive relationships with participants, families, SIL providers, support coordinators, contractors and service providers.
n
Work collaboratively with internal teams to deliver quality housing outcomes.
n
Represent BlueCHP at industry meetings and disability housing events when required.
n
Monitor maintenance expenditure and property budgets.
n
Approve invoices and manage contractor payments.
n
Prepare property and portfolio reports.
n
Maintain accurate records and documentation.
n
Supporting SDA Development
n
When required, support the SDA Housing Specialist by:
n
Assisting participants through the GuideYouHome 7 Step Process.
n
Supporting housing feasibility assessments and decision papers.
n
Assisting with residential property acquisitions alongside the development team.
n
Contributing to the continuous improvement of BlueCHP's systems and processes.
n
We are looking for someone who is an organised,
proactive and compassionate property professional who enjoys building strong relationships and delivering positive outcomes.
n
We require you to have:
n
A current Property Licence.
n
A current Driver Licence and willingness to travel interstate as required.
n
Demonstrated experience in residential tenancy and property management.
n
Excellent communication and stakeholder engagement skills.
n
Strong organisational, time management and problem-solving abilities.
n
Sound financial and administrative skills.
n
High attention to detail and the ability to manage competing priorities.
n
Strong computer skills, including Microsoft Office (experience with CRM systems and Excel is highly regarded).
n
A commitment to integrity, professionalism and exceptional customer service.
n
Experience within Community Housing, Specialist Disability Accommodation (SDA), NDIS or the disability sector is highly desirable, however candidates with robust property management experience and a willingness to learn are encouraged to apply.
