- Negotiate Heads of Agreement, lease terms, incentive structures, and rental reviews with prospective and existing tenants.
- Coordinate lease documentation with external solicitors through to execution.
- Support the sale of strata industrial and commercial units within Natgen's development trusts.
- Partner with the in-house property management team on tenant fitouts,
make-good obligations, and maintenance coordination.
- Monitor tenant compliance with lease covenants, rent payment schedules, and outgoings recovery.
- Prepare leasing updates, vacancy reports, and asset management summaries for internal reporting and investor communications.
- Maintain accurate tenancy schedules and lease expiry profiles across the portfolio.
- Support due diligence on current acquisitions, including tenancy analysis and lease reviews.
Core competencies
- Confident operating in a growing and evolving workplace with developing structures.
- Strong ownership mindset with the ability to work independently and manage multiple priorities across concurrent trusts.
- Commercially astute, with strong negotiation and relationship-building skills.
- Well-developed analytical, critical thinking, and problem-solving skills.
- Clear, professional, and confident written and verbal communication, with the ability to engage confidently with tenants, agents, and property managers.
- Ability to collaborate effectively across leasing, asset management, and investor relations teams.
- Strong respect for confidential and sensitive commercial information.
Mandatory requirements
- 1-4 years' experience in commercial or industrial leasing, ideally within an agency environment (CBRE, Colliers, JLL, Cushman & Wakefield, Knight Frank, or similar).
- Demonstrated ability to negotiate lease terms, HOAs, and incentive structures across retail, industrial, and/or office asset classes.
- Tertiary qualification in property, business, or a related discipline.
- Exposure to property or asset management on the principal side (REIT, fund manager, syndicator, or developer).
- Experience with strata industrial or commercial sales, including pre-commitment campaigns.
- Familiarity with property management software (Re-Leased, MRI, or similar).
- Current Queensland real estate licence or ability to obtain one.
