Your new employer has spent the past several years quietly building a substantial portfolio of masterplanned communities across regional NSW and Queensland. The land is there, the projects are there and the construction capability is in place. The residential pipeline now sits at around 7,500 lots, with sales volumes expected to grow from approximately 400 last year towards 600 annually over the next three years.
With that growth comes a lot of moving parts. More purchasers, more contracts, more settlements, more external agencies, more data and a much greater need for the systems and processes behind the sales team to be absolutely rock solid.
Culture matters here too. This is a founder-led workplace where senior leaders stay close to the work, take ownership and get involved. If you like being trusted to make things happen rather than waiting for layers of approval, you will fit in well.
Think of this as the engine room behind Residential Sales. Working closely with the Head of Sales & Marketing, you will keep the operational side of the function moving from first enquiry through to settlement. At any given time, hundreds of purchasers may be at different stages across multiple developments. The role is about keeping visibility over what has exchanged, what is waiting on finance, what is due to settle, what is at risk and what needs attention.
Contracts are a big part of it, along with the governance around agency agreements, purchaser documentation, commissions and sales processes. You do not need to be a lawyer, but you do need to understand property transactions well enough to spot when something is not right and know when to escalation it.
You will also oversee the operational side of external sales agencies, including agreements, commissions and reporting, while leading the day-to-day Sales Administration function and supporting one direct report. As the business grows, there is real opportunity to improve the way things are done, with smarter systems, cleaner processes and stronger controls.
ABOUT YOU
First and foremost, you understand how a residential property transaction moves from contract through to settlement.You are commercially savvy, organised and genuinely comfortable in the detail. If a contract's sitting too long, a settlement date moves, or the CRM doesn't match the forecast, you will spot it and know why before anyone has to point it out and things move fast so you will need to keep the moving parts moving without losing your head, or the detail.

You will also have:
- 5+ years' experience across residential property, development, sales operations, conveyancing, contracts, legal administration or settlements
- Hands-on experience managing Contracts of Sale from exchange through to settlement
- A track record of juggling multiple stakeholders, deadlines and competing priorities without dropping the ball
- Experience supervising, mentoring or coordinating support staff
- Strong Excel, CRM, reporting and data analysis skills
