Manage a commercial portfolio of approximately 100 PUM across industrial, retail, and office assets, for a well-established and highly regarded office on Brisbane's northside.

About the Role

You'll take ownership of the end-to-end management of a diverse commercial portfolio, with three dedicated PMAs handling work orders, invoice entry, inspection reports, rental arrears, and database management — so you can focus on what matters: your landlords, your tenants, and your portfolio's performance.

Your day-to-day will include:

- End-to-end management of a commercial portfolio (approx. 100 PUM) spanning industrial, retail, and office
- Preparing lease documentation, rent reviews, and lease renewals
- Managing rental arrears and outgoings reconciliations
- Coordinating maintenance, work orders, and repairs
- Conducting inspections and preparing condition and compliance reports
- Building strong landlord and tenant relationships
- Partnering with Sales and Leasing on re-lets to minimise vacancy




- Managing your portfolio through Cirrus PM

About You

- Commercial Property Management experience, or extensive Residential Property Management experience and a genuine desire to move into commercial (a structured growth plan and adjusted base salary is available for the right candidate)
- Sound understanding of commercial lease structures and relevant legislation (or a strong willingness to learn)
- Current QLD Certificate of Registration or Real Estate Salesperson Registration (or working towards)
- Strong communication, negotiation, and relationship-management skills
- A outstanding culture fit — friendly, easy-going, and a genuine team player
- Current driver's licence and reliable vehicle
