The Opportunity

While the city sleeps, our buildings don't. We're looking for a calm, capable Overnight Manager to be the operational owner of one of our Brisbane sites during overnight hours. The steady hand who keeps everything running safely and smoothly while most of the world is off the clock. ? ??

Reporting to the Residence Manager, you'll run the site end-to-end during non-peak hours: from resident experience and front desk operations through to safety, security, and site presentation. You're the escalation point, the decision-maker, and the reassuring presence residents and staff can count on — no matter what the night throws at you.

This isn't a "watch the cameras and wait for morning" role. You'll lead from the front: setting the tone, maintaining standards, solving problems as they arise, and making sure every resident experiences a safe, well-managed, high-quality environment around the clock.

What You'll Do

- Own the overnight operation of your site: Residents, team, safety, and everything in between
- Be the escalation point for all resident matters, including noise, behavioural, security and safety concerns. You’ll follow incident and escalation protocols with confidence & ease
- Perform and oversee front desk duties: enquiries, phones, mail, daily banking, contract management, and contractor liaison
- Manage site access controls, key management, and security protocols, keeping the building secure at all times
- Own the operational functionality of the site office — tools, supplies,



and site presentation that reflects the Student One brand
- Work with Facilities and Housekeeping to keep the building clean, maintained, and running well
- Contribute to WHS procedures, emergency preparedness, and our safety management plan. Safety as a core value, not a checkbox
- Work flexibly across days of the week and across Student One properties to support our 24/7 service model

What You'll Bring

- A tertiary qualification in Hospitality, Business (Management) or similar. Or equivalent experience in student accommodation, property, or a similarly agile service environment
- 3–5+ years' experience in an operations, leadership or site management role, with real responsibility for team performance and site-level outcomes
- A solid understanding of WHS obligations in a residential or hospitality setting, including incident management and emergency preparedness
- Confidence with Microsoft 365 and operational platforms
- Natural leadership: you take genuine ownership, set the standard, and hold yourself and your team to it
- Composure under pressure: you manage competing priorities and time-sensitive situations without losing your cool
- Warmth, integrity and discretion: trusted by residents, staff and leadership to handle sensitive situations with professionalism
- A genuine care for students and young adults: understanding the pressures they face and responding with empathy
