About the Role

We are seeking an experienced Senior Estimator / Commercial Manager to take ownership of estimating, job costing and project profitability for a well-established tiling subcontractor specialising in high-rise residential and commercial projects.

This is a hands-on role covering the full commercial lifecycle, from preparing tenders and establishing project budgets through to cost control, variations, progress claims and final project profitability.

Key Responsibilities

- Prepare accurate tenders, quotes, take-offs and BOQs for construction projects.
- Calculate and manage labour, materials, subcontractor costs, budgets and profit margins.
- Monitor actual vs estimated costs, project profitability and cash flow throughout delivery.
- Manage variations, progress claims and commercial adjustments to protect project margins.
- Prepare regular P&L; reporting and proactively identify underperforming projects or commercial risks.

Requirements

- Minimum 3 years’ experience in estimating and commercial/project costing for large-scale tiling projects across high-rise residential or commercial developments.




- Strong ability to measure drawings, prepare BOQs and develop accurate project pricing.
- Demonstrated experience managing budgets, margins, variations and project profitability.
- Experience across the full project lifecycle from tender through to completion.
- Experience in tiling, waterproofing or specialist construction subcontracting highly preferred.
