About the role

We're growing and we're looking for an experienced Property Manager to step into a pivotal leadership role and take the reins of our Property Management department.

Key responsibilities

Reporting directly to the Directors, your responsibilities will include:

- Managing and growing a portfolio of residential and/or commercial properties across Griffith and surrounds

- Leading, mentoring and developing the Property Management team — including hiring as the department grows

- Building and maintaining strong landlord and tenant relationships grounded in trust and communication

- Driving new business actively growing the rent roll through referrals, networking and prospecting

- Overseeing all aspects of day-to-day PM operations: routine inspections, lease renewals, rent reviews, maintenance, arrears management and compliance

- Implementing and continuously improving systems, processes and workflows using PropertyMe

- Ensuring all activity meets legislative requirements under NSW tenancy law

- Reporting on department performance, portfolio growth and key metrics to the Directors

- Contributing to the broader SOUL team culture, we're a close-knit team and culture matters here

About you





You're a seasoned property management professional who's ready to step up. You bring:

- Proven experience in property management — you know the industry inside out

- A current Certificate of Registration or Real Estate Licence (NSW)

- Solid knowledge of NSW residential tenancy legislation (the Residential Tenancies Act 2010 and regulations)

- Experience with PropertyMe or comparable property management software

- A natural ability to build relationships with landlords, tenants and tradespeople

- Excellent communication skills — written, verbal and everything in between

- A proactive, self-motivated approach with the drive to grow a business

- Leadership qualities whether you've led a team before or you're stepping into it for the first time

- High attention to detail, strong organisation and the ability to juggle competing priorities with a smile

- A genuine passion for property and for delivering an exceptional client experience
