Project Manager – Lifestyle Village Construction

We are looking for an experienced Project Manager to manage our growing portfolio of Lifestyle Village construction projects in Cairns.

This is a senior role within our construction team, overseeing multiple residential builds at the same time and making sure they are properly planned, resourced and delivered on time, within budget and to the standard we expect.

The successful person will work closely with our Site Supervisors, Estimating, Drafting and Construction Administration teams, as well as our Lifestyle Village clients.

We need someone with strong residential construction experience who knows how to plan ahead, manage people, control costs and keep multiple jobs moving.

The Role

Your responsibilities will include:

· Managing multiple Lifestyle Village builds from commencement through to Practical Completion and handover.

· Preparing and managing construction programmes across multiple homes and stages.

· Managing Site Supervisors and ensuring there is clear responsibility and accountability across the projects.

· Coordinating subcontractors, suppliers and internal staff.

· Monitoring construction progress and dealing with delays, trade issues and sequencing problems as they arise.

· Planning ahead for labour, trades and materials to make sure everything is organised when required.

· Monitoring project budgets, costs and overall job performance.

· Reviewing subcontractor claims, invoices and work orders.

· Managing variations and obtaining pricing for additional works.

· Maintaining high standards of workmanship, quality and site presentation.

· Managing defects, completion works and handovers.

· Reporting to senior management on programme, costs and any issues that may affect the projects.

· Keeping project information and construction management systems accurate and up to date.

· Building and maintaining strong relationships with our Lifestyle Village clients.

· Attending client meetings and providing clear and accurate updates on construction progress and programmes.

Pre-Construction, Estimating & Drafting





This role is not limited to managing construction on site. You will also work closely with our Estimating, Drafting and Construction Administration teams before and during construction.

This will include:

· Reviewing estimates, plans, specifications, job pricing and work orders before construction.

· Working with Estimating to make sure trade scopes, quantities, rates and construction requirements have been allowed for correctly.

· Working with Drafting to make sure plans are accurate, practical and buildable.

· Checking for differences between plans, specifications, estimates and work orders before they become an issue on site.

· Providing practical construction input during estimating and documentation.

· Making sure changes to plans and specifications are reflected in pricing and work orders.

· Identifying missing information or potential cost issues early.

· Helping improve the accuracy of our job costing, documentation and work orders.

What We’re Looking For

· A current and appropriate QBCC licence is mandatory for this position.

· Strong residential construction experience.

· Previous experience in a Construction or Project Management role.

· Experience managing multiple residential builds at the same time.

· A good understanding of residential construction sequencing and methodology.

· Strong programming and forward-planning skills.

· The ability to manage and hold Site Supervisors, subcontractors and other staff accountable.

· Good commercial awareness and an understanding of construction budgets and costs.

· Strong communication and client management skills.

· The ability to make decisions and resolve problems without unnecessary delays.

· The ability to read and understand plans,



specifications and work orders.

· Good computer skills and experience using construction management software.

· Current driver’s licence.

Experience with Lifestyle Village, volume residential or multi-dwelling construction would be an advantage.

About You

We are looking for someone who is organised, practical and takes responsibility for their projects.

You should be able to look ahead at what is coming up, make sure trades and materials are organised and pick up potential issues before they cause delays or additional costs.

You will also be dealing directly with our Lifestyle Village clients, so being able to build and maintain a valuable working relationship with them is important. We need someone who communicates well, follows things through and is comfortable dealing with issues when they arise.

Most importantly, we are looking for someone who can take ownership of this part of the business and be accountable for the projects they manage.
