About the Role

This role offers an opportunity to shape the future of Sydney Water's property assets through strategic leadership, sound asset management practices, and the delivery of programs that support the provision of essential services to our customers and communities.

As the Program Manager, Property Assets, you will be responsible for leading the strategic management, optimisation, and performance of Sydney Water's diverse property asset portfolio across land, buildings, and associated infrastructure, with a key focus on the Southern Region, including the Illawarra. This role is pivotal in ensuring property assets remain safe, compliant, fit for purpose, and aligned with Sydney Water's operational and strategic objectives.

You will lead the development and delivery of asset management programs, TOTEX strategies, compliance initiatives, and lifecycle planning activities while providing oversight of key service providers and contractors. Working closely with internal stakeholders, regulators, and external partners, you will drive continuous improvement, optimise asset performance, and deliver sustainable value across the property portfolio.

Key Responsibilities

- Lead the development and implementation of property asset management strategies, asset plans, and investment programs that support long-term business objectives.
- Manage a diverse portfolio of property assets, ensuring compliance with regulatory, safety, environmental, and corporate governance requirements.
- Develop business cases, investment proposals, and prioritised maintenance programs to optimise asset performance, sustainability, and whole-of-life value.
- Drive asset lifecycle planning, condition assessment programs,



risk management initiatives, and asset data governance to support informed decision-making.
- Lead and oversee the delivery of property asset improvement programs, ensuring effective management of scope, schedules, budgets, risks, and stakeholder expectations.
- Manage key facilities and service contracts, monitor contractor performance, and ensure service delivery outcomes are achieved efficiently and safely.
- Foster strong relationships with operational teams, local authorities, regulators, and external stakeholders to support strategic property outcomes and business continuity.
- Monitor portfolio performance, prepare executive reporting, and identify opportunities for innovation, continuous improvement, and value creation across the property asset portfolio.

About You:

You should ideally hold a relevant degree qualification (property, engineering or similar) and hold membership of Engineers Australia or a similar body. Also you will have:

- 10+ years’ experience working in design and construction, and/or project management
- Demonstrated experience in managing the delivery of multi-disciplinary infrastructure projects
- Experience in managing various forms of commercial arrangements, dealing with local and other government authorities to drive ‘value for money’ outcomes
- Demonstrated proficiency in identifying and managing avoidable project risks including reputational risk triggers, able to resolve issues in a proactive and timely manner, and monitor and report progress.
