About the Role

We are seeking an experienced and commercially minded Finance Manager to take ownership of the financial, payroll and commercial functions of our accommodation and property management business.

This is a hands-on senior position suited to an experienced finance professional who enjoys working closely with operational teams and senior management and wants to have a genuine impact on business performance.

The Finance Manager will be responsible for maintaining strong financial controls, delivering accurate and meaningful management reporting, overseeing the end-to-end payroll function and supporting the commercial performance of our accommodation operations and associated entities.

You will work closely with senior management, Hotel Managers, operational teams and external professional advisers, providing financial insight and ensuring the business maintains strong financial, payroll and compliance processes.

Experience within the hotel, accommodation, property management, management rights, tourism or hospitality industries will be highly regarded.

Key Responsibilities
Financial Management & Reporting

· Take ownership of the day-to-day finance function across the business and associated entities.

· Prepare accurate monthly management accounts, including Profit & Loss, Balance Sheet and Cash Flow reporting.

· Manage month-end and year-end accounting processes.

· Prepare annual budgets, forecasts and cash flow projections.

· Analyse actual financial performance against budgets and forecasts.

· Provide meaningful commentary on financial results, variances, trends and business performance.

· Maintain accurate balance sheet reconciliations, accruals, prepayments and revenue recognition.

· Develop financial models and commercial analysis to support management decision-making.

· Monitor expenditure and identify opportunities to improve profitability and operating efficiency.

· Provide senior management with timely financial information to support strategic and operational decisions.

Accommodation & Hotel Finance

· Review accommodation revenue, commissions, management fees and other property-related income.

· Oversee owner payments, distributions and associated reconciliations.

· Work closely with Hotel Managers to monitor departmental performance, labour costs and operating expenditure.

· Identify opportunities to improve property-level profitability and operational efficiency.

Property & Trust Accounting

· Oversee financial processes associated with managed apartments and properties.

· Manage and review trust account reconciliations and owner disbursements.

· Ensure accurate allocation of property expenses between owners, tenants/guests, Body Corporate and the accommodation operator.

· Review management fees, commissions, recoverable expenses and other property-related charges.

· Maintain strong financial controls across property management and accommodation operations.

· Ensure appropriate reconciliation between property management systems, trust accounts and the general ledger.

· Ensure compliance with applicable trust accounting and property management requirements.

Accounts & Cash Management

· Oversee accounts payable and accounts receivable functions.

· Manage bank, credit card and balance sheet reconciliations.

· Review supplier payment batches and maintain appropriate payment approval controls.

· Monitor debtor and creditor positions.

· Manage cash flow requirements across operating entities.

· Monitor working capital and short-term cash requirements.





· Review accruals, prepayments, revenue recognition and other month-end adjustments.

· Maintain strong internal financial controls, approval processes and segregation of duties.

Payroll, Employment & Compliance

The Finance Manager will have responsibility for the end-to-end payroll function, ensuring employees are paid accurately and on time and that appropriate payroll and employment records are maintained across the business.

Key responsibilities include:

· Manage the complete end-to-end payroll process, including employee onboarding, payroll setup, processing, review, approvals, payments, reporting and terminations.

· Review and process employee timesheets, rosters, leave, overtime, penalty rates, allowances, bonuses and other employee entitlements.

· Work closely with Hotel Managers and department managers to ensure payroll information is submitted and approved accurately and on time.

· Manage payroll reconciliations and ensure payroll records reconcile accurately to the general ledger.

· Manage superannuation, PAYG withholding, Single Touch Payroll (STP), payroll tax and other payroll-related statutory obligations.

· Maintain accurate employee payroll records, remuneration details, employment classifications and employment conditions.

· Coordinate employee onboarding and offboarding from a payroll and employment administration perspective.

· Prepare and coordinate employment contracts, contract variations, remuneration changes and associated employment documentation.

· Assist management with the administration of applicable Modern Awards, classifications, penalty rates, overtime and employee entitlements.

· Maintain and continually improve payroll systems, controls and approval processes.

Employee Sponsorship & Employment Administration

· Coordinate the administrative requirements associated with employer-sponsored employees and visa applications.

· Work with management, employees, migration agents and immigration lawyers to coordinate sponsorship and nomination processes.

· Maintain records of sponsored employees, visa expiry dates, remuneration and relevant employment conditions.

Statutory & Financial Compliance

· Oversee BAS, GST, PAYG, superannuation and payroll tax reporting and compliance.

· Coordinate annual financial statements, tax compliance and external audit requirements.

· Liaise with external accountants, auditors, banks, insurers and other professional advisers.

· Maintain strong financial and payroll internal controls.

· Ensure statutory lodgements and payments are completed accurately and within required timeframes.

· Maintain appropriate financial, payroll and employment records.

· Continually review finance and payroll processes to identify opportunities for automation, efficiency and improved financial control.

Leadership & Business Support

· Lead, support and develop members of the finance and accounts team.

· Work closely with senior management on budgeting, strategy and overall business performance.

· Partner with Hotel Managers and operational teams to improve financial understanding and accountability.





· Provide management with clear and practical financial information rather than simply reporting historical results.

· Develop and improve finance systems, procedures and internal controls.

· Identify opportunities to automate and streamline finance and administrative processes.

· Assist with the implementation and improvement of accounting, payroll, property management and accommodation systems.

· Provide commercial analysis for new properties, projects, acquisitions and business opportunities.

· Assist senior management with ad-hoc financial analysis and strategic projects.

· Help establish and monitor financial KPIs across individual properties and the wider business.

About You

You will be an experienced finance professional who combines strong technical accounting skills with a practical, commercial and operational approach.

You will be comfortable taking ownership of the finance function while working closely with senior management and operational teams in a fast-paced accommodation environment.

Ideally, you will have:

· Previous experience as a Finance Manager, Financial Controller, Senior Accountant or similar senior finance position.

· A degree in Accounting, Finance, Commerce or a related discipline.

· CA or CPA qualification, or progress towards qualification, highly regarded.

· Strong experience preparing monthly management accounts and financial reports.

· Demonstrated experience managing or overseeing an end-to-end payroll function.

· Strong understanding of budgeting, forecasting and cash flow management.

· Experience with Xero or similar accounting software.

· Advanced Microsoft Excel skills.

· Strong reconciliation and financial control experience.

· The ability to manage multiple companies, properties, departments or cost centres.

· Excellent attention to detail and organisational skills.

· Strong analytical and problem-solving capabilities.

· The ability to identify financial issues and develop practical solutions.

· Strong communication skills and the confidence to work directly with senior management, Hotel Managers and operational teams.

Experience within hotels, serviced apartments, accommodation management, management rights, property management, tourism or hospitality will be particularly advantageous.

Knowledge or experience with trust accounting, owner distributions, Body Corporate/Owners Corporation arrangements, accommodation management systems, employment administration and employer-sponsored employees would also be highly regarded.
