Mercy Community is seeking an experienced and strategic Head of Property and Assets to provide leadership and direction across our property and asset portfolio.
This is a key senior leadership role responsible for developing and implementing Mercy Community's property and asset strategy, supporting organisational growth, service delivery, financial sustainability and long-term infrastructure requirements.
Working closely with the Chief Financial Officer, Executive Leadership Team and operational leaders, you will provide strategic advice and recommendations on property investment, portfolio optimisation, capital planning, asset priorities and significant property risks.
You will play a critical role in ensuring Mercy Community's property portfolio is fit for purpose, financially sustainable and aligned with the organisation's strategic priorities and future growth.
About the Role
Key Responsibilities
Property and Asset Strategy
Develop and lead Mercy Community's organisation-wide property and asset strategy and portfolio planning.
Establish the long-term strategic direction for the organisation's owned and leased property portfolio.
Translate organisational strategy and service priorities into short, medium and long-term property and infrastructure requirements.
Develop strategic asset management and lifecycle planning frameworks to support investment, renewal and replacement decisions.
Provide strategic advice to the CFO and Executive Leadership Team on property and asset priorities, investment opportunities and emerging risks.
Lead the development and management of annual property and asset budgets and capital budgets.
Drive value for money, cost efficiencies and effective vendor management across the property and assets portfolio.
Establish appropriate governance, performance measures and reporting frameworks.
Growth and Portfolio Planning
Lead property and asset planning to support organisational growth and changing service delivery requirements.
Identify and assess property opportunities arising from growth, expansion, relocation and consolidation.
Lead strategic assessments of property acquisitions, disposals, leasing and significant property transactions.
Develop business cases and recommendations for significant property investments and portfolio changes.
Evaluate the utilisation, suitability and performance of existing properties and identify opportunities to optimise the portfolio.




Partner with Finance and operational leaders to ensure property decisions are commercially sound and financially sustainable.
Property Master Planning
Lead the development and ongoing review of long-term property master plans across Mercy Community's portfolio and major sites.
Translate service demand, organisational strategy and growth projections into future property, infrastructure and asset requirements.
Establish priorities for property investment, renewal, refurbishment and major infrastructure projects.
Ensure master planning considers asset condition, service capacity, regulatory requirements, accessibility, sustainability and operational continuity.
Develop options and recommendations for the future use, configuration, consolidation, renewal or redevelopment of properties.
Maintain a multi-year property and capital roadmap to support organisational planning and investment decisions.
Leadership and Stakeholder Management
Provide strategic leadership and direction to the Property and Assets function.
Lead, coach and develop the Lead Property and Assets Manager and other direct reports.
Establish clear accountabilities and effective partnerships between Property and Assets, operational services and site-based teams.
Build strong relationships with Executive and senior leaders, government agencies, property advisers, consultants, landlords and other key stakeholders.
Promote accountability, commercial discipline, collaboration and continuous improvement.
Compliance, WHS and Risk
Provide strategic oversight of property related regulatory, statutory and WHS compliance across the portfolio.
Establish appropriate governance and assurance frameworks for property compliance and risk management.
Maintain oversight of significant property, infrastructure, compliance and WHS risks.
Ensure material compliance gaps, risks and significant incidents are appropriately escalated, managed and reported.
Monitor legislative and regulatory changes and ensure their implications for Mercy Community's property portfolio are appropriately addressed.
Provide assurance to the CFO and relevant governance forums regarding property compliance, risk and performance.
About You




We are looking for an experienced property and assets leader with a strong strategic mindset and demonstrated experience managing complex property portfolios.
You will bring:
Significant experience in property, asset management, infrastructure or a related senior leadership environment.
Demonstrated experience developing and implementing property and asset strategies and long-term master plans.
Strong commercial and financial acumen, including experience with capital investment, budgets and business cases.
Experience managing property acquisitions, disposals, leasing and portfolio optimisation.
Strong understanding of asset lifecycle management, property compliance, WHS and risk.
Proven leadership capability, with experience developing high-performing teams.
Excellent stakeholder management and communication skills, with the ability to influence at Executive level.
Solid analytical and strategic planning capability, with the ability to translate organisational priorities into practical property solutions.
