You'll take on a portfolio of approximately 100 properties under management, with anticipated growth to 150-160 PUM over time — never a bloated portfolio dumped on you overnight.

About the Role

You'll manage the end-to-end residential property management function for your portfolio, backed by a team that actually has your back — including your own Leasing Manager and dedicated PMAs handling the admin load so you can focus on relationships and results.

Your day-to-day will include:

- End-to-end management of your residential portfolio (approx. 100 PUM)
- Routine, entry, and exit inspections with detailed condition reports
- Managing rent reviews, lease renewals, and rental arrears
- Coordinating maintenance and repairs with trades, landlords, and tenants
- New tenancy applications and lease documentation, with Leasing Manager support
- Building strong, lasting relationships with landlords and tenants
- Ensuring full compliance with QLD tenancy legislation
- Working across Reapit (Console/IRE)

About You

- Minimum Junior Property Manager (JPM) or Property Manager experience in residential property management
- Sound knowledge of QLD tenancy legislation (or a genuine willingness to learn)
- Current QLD Certificate of Registration or Real Estate Salesperson Registration (or working towards)
- Excellent communication and organisational skills
- A great sense of humour and a genuine team-player mindset — you'll fit right in with a fun, funny, and happy team
- Current driver's licence and reliable vehicle
