You own the window between Practical Completion and the end of the defects liability period — and the reputation that comes out the other side. Cadence is an integrated developer-builder delivering Class 2 residential, mixed-use and co-living projects across Sydney. This role owns the entire post-handover lifecycle: defect liability, maintenance, warranty position and end-user experience.

Key responsibilities

Run the defect process end to end: intake, triage, allocation, rectification, verification and close-out against defects procedure. Every item logged, dated, evidenced and closed.

Hold the line on scope: assess every claim against the contract, the NCC, the Guide to Standards and Tolerances and the statutory warranty position. Document the reasoning for defect, maintenance item, fair wear and tear, or owner damage determinations.

Drive subcontractor accountability: enforce return-to-site obligations, manage warranties and manufacturer claims, and secure back-charges where subcontractors do not perform.

Own the statutory obligations: Strata Building Bond and Inspections Scheme milestones, interim and final inspection reports, building manual handover, Home Building Act warranty periods and Building Commission NSW correspondence.

Front the end user: owners, tenants, strata committees, building managers and co-living residents. Set expectations early, communicate proactively, turn up when you say you will, and close out.

Feed the business: report defect trends back into design,



procurement and site delivery so the same failure does not repeat on the next project. Weekly reporting into the Managing Director.

About you

Five or more years in defects, maintenance, site management or contract administration on Class 2 residential projects.

Working knowledge of the NCC, relevant Australian Standards, the Guide to Standards and Tolerances, Home Building Act statutory warranties and the SBBIS regime.

Proven ability to write a explicit, defensible position on a contested claim — and to hold it calmly under pressure.

Confidence with defect management platforms, Procore and structured reporting.

Credibility in front of strata committees and owners: measured, evidence-led, unmoved by volume.

Trade or construction management background, current driver licence and vehicle.
