This role blends strategic capital planning with end-to-end project delivery. You’ll be partnering closely with Portfolio Managers, Property and Facilities Management teams, consultants and contractors to deliver projects that enhance asset performance, improve customer (tenant) experience and maximise long-term investment value.

From workplace upgrades and speculative fit outs to major refurbishments, asset enhancement initiatives and maintenance capital programs, you will play a critical role in ensuring our assets continue to meet the evolving needs of our customers while supporting our broader portfolio strategy.

About the Role

Reporting to the Capital Works & Operations Manager, you will oversee the end-to-end management of capital works programs across the portfolio, from planning and budgeting through to procurement, delivery and performance reporting. You will work collaboratively with a broad range of internal and external stakeholders to deliver projects safely, efficiently and in line with strategic objectives.

Key Responsibilities

- Develop and manage portfolio capital plans, budgets and forecasts, ensuring investment aligns with asset and business strategies.

- Lead the end-to-end delivery of capital works projects, including refurbishments, workplace upgrades, speculative fit outs, asset enhancement initiatives and infrastructure renewal programs.

- Prepare business cases and investment papers that support informed capital allocation decisions.

- Manage project governance, procurement, tendering, contracts and stakeholder engagement to ensure projects are delivered safely, on time, within budget and to a high standard.

- Partner with Property,



Facilities Management and Portfolio teams to identify and prioritise projects that improve asset performance, tenant satisfaction, sustainability outcomes and operational resilience.

- Build and maintain strong relationships with consultants, contractors and service providers, driving high performance and value for money outcomes.

- Monitor project and portfolio performance, providing accurate reporting, risk management and continuous improvement initiatives across the capital works function.

About You

You are a commercially astute project delivery professional who combines strategic thinking with a strong execution focus. You are confident working with senior stakeholders and have a proven ability to lead complex projects across multiple sites and asset types.

You will bring

- Minimum 10 years' experience in commercial or retail construction, refurbishment, architecture, engineering or project management.

- At least 5 years' experience delivering commercial property projects and speculative fit outs.

- Demonstrated experience in capital expenditure (CAPEX) planning, budgeting and reporting.

- Experience preparing investment papers and business cases for approval.

- Strong understanding of construction,



design management and project delivery methodologies.

- Experience managing consultants, contractors and multidisciplinary project teams.

- Excellent stakeholder engagement, communication and influencing skills.

- Robust commercial acumen, financial analysis and problem-solving capability.

- Ability to manage multiple priorities and projects within a fast-paced environment.

Qualifications

- Tertiary qualification in Project Management, Building, Construction Management, Engineering or a related discipline.

- Formal Project Management qualifications and demonstrated application of project management methodologies will be highly regarded.
