Our client with a diverse portfolio of commercial assets is seeking an experienced and commercially minded Commercial Property Manager to oversee the day-to-day operations and commercial performance of its property assets.

This is a hands-on role suited to someone who enjoys managing operations, working with tenants and stakeholders, and identifying opportunities to improve occupancy, revenue and overall asset performance.

The Opportunity

Reporting across a portfolio properties, you will take responsibility for operational coordination, leasing activities, stakeholder relationships and the ongoing improvement of the assets.

You will have the autonomy to make decisions, implement initiatives and contribute to the broader commercial strategy of the portfolio.

Key Responsibilities

- Oversee the daily operations and performance of car parking and commercial property assets
- Manage contractors, car park personnel and external property service providers
- Coordinate property management activities and ensure sites are maintained to a high standard
- Monitor occupancy, revenue and operational performance, identifying opportunities for improvement
- Manage leasing enquiries, negotiations, documentation and ongoing tenant relationships
- Prepare regular operational and financial reports for management
- Ensure sites comply with relevant workplace health and safety, regulatory and legislative requirements
- Develop and implement initiatives to increase utilisation, customer satisfaction and commercial returns
- Work with marketing and other external partners to promote assets and support occupancy growth
- Build strong relationships with tenants, customers,



contractors and other key stakeholders

About You

We are looking for a proactive and commercially focused manager who can balance day-to-day operational management with a strong focus on business performance. You may come from a background in car park management, commercial property management, commercial leasing, facilities management or a related field. Experience managing parking assets or negotiating commercial leases would be highly regarded.

You will ideally bring

- At least two years' experience in an operational, property or commercially focused management role
- Experience in car park management or commercial leasing/property management
- Robust organisational and administrative capabilities
- Excellent communication and customer service skills
- A commercial mindset with the initiative to identify and pursue opportunities
- Confidence managing contractors, tenants and internal/external stakeholders
- Strong computer skills, including Microsoft Office and Excel; experience with Xero or similar systems is advantageous
- A current driver's licence and reliable access to a vehicle
