We are currently seeking a motivated and capable full-time Junior Conveyancer to join our team in Sunbury. This role offers an exciting opportunity to be part of a supportive and team-oriented environment with an immediate start available. This role is suitable for someone confident across all stages of a conveyancing transaction who is ready to run basic residential transactions with minimal supervision.
Key Responsibilities:
In this role, you will:
- Assist on and/or run standard residential conveyancing files from initial instructions through to settlement with the supervision of the Senior Conveyancer, including:
- Reviewing Contracts and drafting advice
- Ordering title searches, instruments and certificate and reviewing same
- Preparing Section 32s and Contracts of Sale
- Preparing correspondence to clients and third parties
- Preparing Duties Online forms, setting up PEXA workspaces, preparing Transfers and Notices of Acquisition
- Prepare statements of adjustment
- Attending to ancillary requirements of the transaction including preparing Foreign Resident Capital Gains Withholding clearance certificates, GST withholding notices and Discharge Authorities and the like
- Liaising with clients, lenders, agents,
other practitioners and stakeholders to ensure smooth and efficient progression of files
- Meeting deadlines while keeping clients informed of the progress of their matter
- Prepare and assist with Transmission and Survivorship Applications
- Prepare and assist with Deceased Estate and Family Law Transfers
- Assist the Senior Conveyancer with ad hoc tasks
What You Will Bring
- At least 2 years' experience in conveyancing with demonstrated knowledge in residential conveyancing matters
- Proficiency with PEXA and Duties Online
- Strong attention to detail and accuracy
- Excellent organisational and time management skills with the ability to prioritise competing demands
- Strong written and verbal communication skills with the ability to explain conveyancing processes and requirements to clients
- Ability to work autonomously and collaboratively as part of a team
- Sound judgement in identifying and resolving issues as they arise, and knowing when to escape
- A commitment to building robust client relationships and delivering exceptional service
- Experience with Actionstep, InfoTrack and SPEAR is advantageous
