Employment Type: Full-time, working 5 days a week in the office

Reports To: COO

Direct Reports: Construction Manager and Service Manager (leading a combined team of 50 staff plus subcontractors)

Remuneration: 200K-220k superannuation car allowance performance bonus

Job Summary The General Manager holds overall accountability for the operational, commercial and financial performance of the group’s projects and service operations. Reporting to the COO, the GM leads the delivery of installation, upgrade and fit-out projects while coordinating the Services and Maintenance division. The role oversees a combined team of 50-plus staff and subcontractors, with the Construction Manager and Service Manager reporting directly to the General Manager.

This is a hands-on leadership position suited to an individual with strong commercial acumen and a proven ability to lead people and to win and deliver work profitably.

Key Responsibilities

Leadership & Operations

- Lead the Projects division including new installation, upgrade and fit-out works, from tender stage through to completion, delivered on time,



on budget and to specification.
- Coordinate the Services and Maintenance division, ensuring service delivery and client commitments are consistently met.
- Directly lead the Construction Manager and Service Manager and oversee a combined team of 50 employees and subcontractors.
- Plan and allocate labour, resources and subcontractors across concurrent projects and service works.

Commercial & Financial

- Own the profit-and-loss, budgets, forecast, project margins, work-in-progress, cash flow and overall financial performance.
- Drive tendering, estimating and pricing to win profitable work and maintain a healthy, balanced pipeline.
- Oversee project financials, forecasting, cost control and project reporting.

Business Development & Relationships

- Procure new business and build and maintain relationships with clients, builders, developers, consultants, building and strata managers, subcontractors and suppliers.
- Act as a senior point of contact for the business, promoting a positive reputation for quality and reliability.

People & Culture

- Lead, mentor and develop managers and site teams, and support recruitment, performance management and succession planning.

Engineering, Quality, Compliance & Safety





- Ensure all works comply with tender specifications, Australian Standards, the National Construction Code (NCC/BCA) and local codes.
- Champion Work Health, Safety and Workplace (WHSE), ensuring Safe Work Method Statements (SWMS) and policies are embedded across all works.
- Keep abreast of industry developments, technologies and sustainable practice.

Skills & Qualifications

Mandatory

- Proven senior leadership and management experience within HVAC, mechanical services or building-services contracting.
- Demonstrated track record of managing a profit-and-loss and delivering revenue and margin growth.
- Experience leading large teams (50 ) and managing subcontractors.
- Experience across projects (installation, upgrade and fit-out) and coordination of service and maintenance operations.
- Strong commercial acumen across estimating, tendering, contract administration and project financials.
- Sound knowledge of Australian Standards, the NCC/BCA and WHS legislation.

Highly Regarded

- Chartered status (CPEng / NER) or equivalent professional registration.
- Postgraduate business qualification (e.g. MBA).
- An established commercial HVAC network across the Sydney market.
- Exposure to BMCS controls, energy management and sustainability frameworks (e.g. NABERS, Green Star).
