As Head of Property Management, you will be responsible for the effective day-to-day management of our Property Management team, ensuring strong tenant and landlord relationships, legislative compliance and high-quality service.

You will play a key role in retaining clients, minimising risk, maximising portfolio performance and generating repeat and referral business through exceptional property management.

Key Responsibilities:

Manage proactive and professional communication with tenants and landlords.

Respond to calls and emails within company service standards.

Manage maintenance requests from initial report through to completion, including urgent and emergency repairs.

Coordinate compliant tradespeople, approve invoices and manage insurance claims.

Conduct and oversee routine inspections and ensure follow-up actions are completed.

Manage tenant vacates, outgoing inspections and bond refunds.

Manage lease renewals, rent reviews and associated legislative requirements.

Maintain accurate property records, compliance documentation and data within PropertyMe and other systems.

Manage compliance requirements.

Manage landlord financial queries, invoices, water and council payments where applicable.

Identify and escalation issues appropriately while keeping landlords informed.

Work collaboratively with the wider team to achieve departmental and company goals.

Monitor and manage rental arrears and prepare NCAT applications where required.

Prepare for and attend NCAT hearings, representing landlords and the agency.

About You:

We're looking for someone who has:

5+ years experience managing residential property portfolios.





Strong knowledge of NSW tenancy legislation and compliance requirements.

Experience using property management software, preferably PropertyMe.

Excellent communication and interpersonal skills.

Strong organisational and time-management abilities.

Excellent attention to detail and follow-through.

The ability to manage competing priorities and work to deadlines.

Strong negotiation, conflict resolution and problem-solving skills.

Confidence dealing with tenants, landlords, tradespeople, strata managers and tribunals.

A professional, accountable and team-oriented approach.

Current NSW Certificate of Registration or Real Estate Licence

Current driver's licence
