The chance

Are you building your career in property management and ready for your next step? This is an exciting opportunity to join the onsite team at a large Build-to-Rent community on the Gold Coast. You may be an Assistant Property Manager, Property Officer or developing Property Manager who has gained a solid grounding in residential property and is now looking for greater responsibility and long-term career progression.

You do not need previous Build-to-Rent experience or to have reached the most senior level within traditional property management. What matters most is that you are energetic, ambitious, eager to learn and genuinely motivated to build a career within the sector.

Build-to-Rent offers a different experience from traditional agency property management. Rather than managing properties across multiple locations for numerous individual landlords, the entire community is professionally operated on behalf of one institutional owner.

All apartments are located together at one site, so there is no driving between properties and no competing instructions from hundreds of different landlords. Instead, you will work alongside a dedicated onsite team focused on residents, service standards and the successful operation of the community.

The role

Working within an experienced onsite team, you will help manage the day-to-day property management requirements of a community comprising approximately 300 apartments.

You will receive support as you develop your capability across tenancy management, compliance, arrears, renewals, resident communication and operational reporting. As your experience grows,



there will be opportunities to take on greater responsibility and progress your career within Build-to-Rent.

Key responsibilities

- Support the day-to-day property management of the residential community
- Assist with tenancy administration, renewals, arrears, notices and lease compliance
- Respond to resident enquiries professionally and help resolve issues
- Build positive relationships with residents throughout their tenancy
- Maintain accurate tenancy records and property management systems
- Work closely with the onsite leasing, facilities and resident experience teams
- Ensure activities are completed in accordance with Queensland tenancy legislation and company procedures
- Assist with inspections, documentation and general tenancy matters
- Contribute to operational reporting and community performance
- Help identify ways to improve processes and the resident experience
- Contribute to a positive, collaborative and high-performing onsite culture

What we are looking for

We are open to candidates at different stages of their property management careers. You could currently be working as an:

- Assistant Property Manager
- Property Officer or Property Management Associate
- Junior Property Manager
- Property Manager ready for a new environment
- Leasing professional with relevant tenancy administration experience

To succeed in the role, you will bring:
- Some experience within residential property management, leasing or tenancy administration
- A genuine desire to develop a long-term career in Build-to-Rent
- High energy, initiative and a willingness to learn




- Strong communication and customer service skills
- Good attention to detail and administrative capability
- A professional and solutions-focused approach
- The confidence to communicate with residents from a wide range of backgrounds
- The ability to work collaboratively as part of an onsite team
- An understanding of Queensland tenancy legislation, or the willingness to develop it

You do not need to hold a full real estate agent licence to be considered. Candidates who hold the relevant Queensland registration, are currently completing it or are progressing through the early stages of their property management career are encouraged to apply. Experience in Build-to-Rent, student accommodation, retirement living, hotels, serviced apartments or other customer-focused residential environments would be helpful but is not essential.
