We are seeking an organised, proactive and commercially minded property professional, supporting and managing a Commercial and Industrial property portfolio in Brisbane.

This is an ideal opportunity for someone with solid property management experience who is ready to take greater ownership, broaden their commercial and industrial exposure, and develop into a confident Property Manager with support from experienced property, facilities, finance and leasing teams.

The Role

Reporting to the Head of Office & Industrial, you will support and progressively take ownership of the day-to-day management of assigned Commercial and Industrial properties. This role will see you build on your property administration experience while developing stronger capability across tenant and occupier communication, lease administration, purchase orders, accounts payable, reporting, compliance tracking, contractor coordination and site follow-up.

You will work closely with the Head of Office & Industrial and facilities management to ensure portfolio information is accurate, service is responsive, risks are escalated appropriately and follow-up actions are completed in a timely and professional manner.

This role is based in our Brisbane office, with regular travel to properties across the portfolio.

- Supporting and progressively managing day-to-day property management activities across a Commercial and Industrial portfolio.

- Maintaining accurate tenancy schedules, property files, lease information, contacts, critical dates and key business metric reports.

- Supporting lease administration, rent reviews, options, expiries, renewals, terminations and related follow-up actions.

- Supporting rent collection and timely arrears follow-up, escalating matters in line with agreed procedures.

- Managing purchase orders, accounts payable support, vendor invoice coding, arrears reporting, reconciliations, outgoings administration and monthly reporting.





- Preparing accurate client reports, budget packs, meeting notes, portfolio updates and required documentation.

- Maintaining clear, accurate and timely communication with tenants, occupiers, asset owners, clients, contractors and internal stakeholders.

- Engaging regularly with tenants and occupiers to build rapport, understand operational needs and identify upcoming risks or requirements.

- Coordinating maintenance requests, contractor attendance, work orders and follow-up actions in collaboration with facilities management.

- Monitoring contractor follow-up actions and escalating delays, service issues or compliance concerns.

- Supporting contractor documentation, insurance certificates, WH&S; records and compliance information being current and accurately filed.

- Coordinating site inspections, property walk-throughs and operational follow-up actions as required.

- Identifying operational risks, service issues, recurring maintenance themes or stakeholder concerns and escalating appropriately.

- Working closely with internal teams to support accurate information, responsive service and strong operational outcomes.

- Building confidence and capability as a Property Manager while contributing to practical problem solving, continuous improvement and service excellence across the Commercial and Industrial portfolio.

About You

You enjoy being close to the detail, building strong relationships with tenants, occupiers, clients, owners, contractors and internal stakeholders, and you are looking for an opportunity to take on greater responsibility with guidance and support.

You will ideally bring:

- Previous experience managing commercial, industrial, retail or mixed-use property.

- Exposure to lease administration, tenant communication, maintenance coordination, property reporting and financial administration.

- Developing financial acumen, including exposure to accrual accounting budgets, outgoings administration, arrears management, reconciliations and client reporting.

- Strong property administration, coordination and follow-through skills.

- Good attention to detail and the ability to work accurately with financial,



lease-related and property information.

- Confidence communicating with tenants, occupiers, clients, owners, contractors and internal stakeholders, with a willingness to continue developing these skills.

- Ability to manage competing priorities, ask questions, follow through and escalate appropriately.

- Proficiency in Microsoft Office, particularly Excel and Word, with the ability to work with and analyse data.

- Experience using property management systems such as MRI, Yardi, Cirrus8 or similar, or the ability to learn systems quickly.

- Applied knowledge of relevant regulations, compliance obligations and industry standards, or the ability to develop this knowledge quickly.

- A cooperative working style and the ability to engage effectively across property management, facilities management, finance, leasing and business support teams.

- A proactive, solutions-focused approach and a commitment to service excellence.

- Ability and willingness to travel regularly to properties within the Brisbane portfolio as required.

- Current Queensland Real Estate Salesperson Certificate or licence, or willingness to obtain if required.

- Current Driver’s Licence.

Desirable experience includes:

- Property, asset management, finance, business management or related qualifications.

- A property or finance-related degree, or a strong fundamental understanding of accounting principles.

- Previous experience supporting a Commercial and Industrial property portfolio.

- Experience using MRI, Yardi, Cirrus8 or similar property management software.

- Exposure to budgeting, outgoings reconciliations, arrears management and client reporting.

- Experience working closely with Property Managers, Facilities Managers or senior portfolio leaders.
