Commercial Joinery Estimator – In-House, Queanbeyan

Lifestyle Kitchens & Joinery Australia is an established commercial joinery manufacturer servicing Tier 2 and Tier 3 construction and fit-out projects.
Operating from our modern manufacturing facility in Queanbeyan, we deliver commercial joinery packages valued up to $3 million. Our facility includes advanced CNC machinery, five-axis machining, robotics and automated edging capabilities.
We are seeking an experienced Commercial Joinery Estimator to join our team in a permanent, full-time position.
Important information before applying
- This is an in-house position based at our Queanbeyan factory.
- Attendance at our Queanbeyan workplace is required five days per week.
- Remote and hybrid working arrangements are not available.
- Applicants must currently reside in Australia and already hold valid Australian working rights.

About the role
You will be responsible for taking commercial joinery tender packages from initial review through to the preparation and submission of accurate, commercially sound tenders.
You will work closely with our directors, drafting team, project managers, suppliers and production team. Being based within our manufacturing facility gives you direct access to the people, equipment and production knowledge needed to prepare practical and accurate estimates.
We use Innergy for estimating and managing our commercial workflow. Previous Innergy experience would be advantageous; however, training can be provided to an experienced commercial joinery estimator.
Key responsibilities
- Review architectural drawings, specifications, schedules and tender documentation.
- Complete detailed joinery take-offs for commercial projects.
- Prepare accurate estimates in Innergy, covering materials, hardware, labour, subcontractors, installation and other project costs.
- Develop clear scopes of work, inclusions, exclusions and tender qualifications.
- Obtain and assess pricing from suppliers and subcontractors.
- Maintain accurate supplier pricing, estimating information and tender records within Innergy.
- Identify documentation gaps, inconsistencies, commercial risks and potential variations.
- Prepare tender submissions, clarifications and value-management options.
- Communicate with builders, suppliers, subcontractors and other project stakeholders.
- Assist with tender negotiations and post-tender clarifications.
- Complete detailed handovers to our project management, drafting and production teams following the award of a project.
- Manage multiple tenders and meet submission deadlines.
About you
To be successful in this position, you will have:
- A minimum of two years’ experience estimating commercial joinery projects.
- A sound understanding of commercial joinery materials, hardware, finishes, construction methods and installation requirements.
- Experience reading architectural drawings, joinery details, specifications and finishes schedules.
- The ability to complete detailed and accurate joinery take-offs.
- Experience preparing complete commercial estimates, scopes of work, inclusions, exclusions and tender qualifications.
- Strong commercial awareness and the ability to identify scope gaps and tender risks.
- Excellent attention to detail and a methodical approach to estimating.
- Solid written and verbal communication skills.
- The ability to manage multiple tenders and competing deadlines.
- Confidence working independently while contributing as part of a broader team.
- Strong computer and Microsoft Office skills.
Previous experience with Innergy will be highly regarded but is not essential. Training in our systems and internal processes can be provided.
A trade, drafting, project management or manufacturing background within the joinery industry would also be advantageous.
