Property Manager /Assistant Property Manager

Robert James Realty is seeking a dedicated and organised Property Manager or Assistant Property Manager to join our agile team in Tewantin, QLD. This is a full-time position offering an excellent opportunity to develop your career in residential property management. You will be responsible for managing a diverse portfolio of residential properties, ensuring exceptional service delivery to both landlords and tenants whilst maintaining the highest standards of professionalism and compliance. This role is integral to our business operations and will have a direct impact on client satisfaction, property performance, and the overall success of Robert James Realty.

Key responsibilities

- Managing day-to-day operations of a portfolio of residential properties, including tenant communications, maintenance coordination, and rent collection
- Conducting property inspections and preparing detailed reports on property condition and maintenance requirements
- Screening and assessing prospective tenants, including reference and credit checks, and processing lease agreements
- Handling tenant inquiries, complaints and requests in a professional and timely manner
- Coordinating maintenance and repairs with external contractors, ensuring work is completed to standard and within budget
- Managing financial records, including rent receipts, expenses, and preparing financial reports for landlords
- Ensuring full compliance with residential tenancy legislation, local council regulations and company policies
- Advertising vacant properties and conducting property showings to prospective tenants




- Maintaining accurate and organised property management records and documentation
- Building and maintaining strong professional relationships with landlords, tenants and service providers

What we're looking for

- Proven experience in residential property management or a similar customer-facing role, ideally in the property or real estate sector
- Strong knowledge of residential tenancy laws and regulations applicable in Queensland
- Excellent organisational and time management skills, with the ability to manage multiple properties and tasks simultaneously
- Outstanding communication and interpersonal skills, with the ability to liaise effectively with landlords, tenants and contractors
- Proficiency in property management software and general computer applications (Microsoft Office, email systems)
- Attention to detail and accuracy, particularly when handling financial records and documentation
- Problem-solving ability and sound judgement in dealing with complex tenant and property issues
- A customer-focused approach with a commitment to delivering exceptional service
- Trustworthiness, integrity and professional discretion when handling sensitive information




- Relevant qualifications or certifications in property management are advantageous
