This is a hands-on role suited to someone who is proactive, organised and takes pride in getting the details right. As the Dubbo Area Manager, you will oversee the day-to-day presentation and operation of our Dubbo properties, acting as the local point of contact for property owners, guests, cleaners, tradespeople and our Orange-based management team. You will have the flexibility to plan and manage your own schedule while working closely with the Orange office. Regular communication, reporting and check-ins will ensure you have the support and direction required to maintain our high standards. Hours are flexible across the week, with occasional weekend and after-hours availability required for urgent guest matters.

Key responsibilities

- Conduct regular property inspections and report on presentation and maintenance
- Coordinate cleaners, linen services, gardeners and tradespeople
- Quality-check cleaning, maintenance and changeover standards
- Manage property changeovers, access, keys and lockboxes
- Respond to local guest issues and urgent property matters
- Restock consumables, amenities and welcome items
- Build positive relationships with property owners
- Assist with preparing new properties for launch
- Identify maintenance and improvement opportunities
- Provide regular updates and feedback to the Orange office

About you

- Self-motivated and reliable, with the ability to manage your own schedule
- Property, real estate, hospitality or short-term accommodation experience preferred but not essential
- Current driver's licence and good driving record
- Comfortable using smartphones, apps and cloud-based systems
- Adaptable to respond to occasional urgent issues outside standard hours
- Strong knowledge of the Dubbo area is a genuine advantage
