About the role

You will manage the existing permanent letting portfolio of fewer than 20 properties while helping oversee the gradual transition of suitable apartments from permanent rentals into the growing short-term accommodation pool. This is a diverse, office-based role combining short-term accommodation, residential property management and body corporate liaison, including with key onsite committee members.

Key responsibilities
Managing a small permanent residential letting portfolio
Coordinating the transition of apartments from permanent to short-term accommodation
Advocate and promote the business as the natural & preferred choice for short term rentals management.
Managing reservations, enquiries, amendments and cancellations
Monitoring booking channels, availability, rates and channel-manager integrations
You’ll have a natural and friendly demeanour, Welcoming guests and assisting throughout their stay
Coordinating guest arrivals, departures, cleaning and apartment readiness
Liaising with owners regarding bookings, performance and property requirements
Managing tenancy administration, inspections, maintenance and renewals
Completing trust accounting, receipting, reconciliations and owner disbursements




Liaising professionally with the body corporate committee and body corporate manager

About you
Previous hands-on experience in short-term accommodation, serviced apartments, hotels or holiday letting
Experience managing bookings, reservations and online accommodation channels
A current Queensland real estate registration or appropriate letting licence
Residential property management experience
Experience with trust accounting and property or accommodation management software
Strong computer skills, including Microsoft Office and common cloud-based systems
Excellent administration, organisation and communication skills
A friendly, personable and professional manner
The confidence to communicate with guests, tenants, owners, contractors and body corporate representatives
The ability to work independently, prioritise competing tasks and resolve issues calmly
