We are now seeking an experienced Senior Property Manager to join our North Shore Property Management team.

About the Role

This position is suited to an experienced and confident Property Manager who enjoys building strong relationships with landlords, providing professional advice and overseeing the performance of a residential property portfolio.

You will manage a portfolio of approximately 180–200 residential properties, with support from our dedicated Property Management Coordination team.

A large portion of routine tenant communication, documentation and administrative follow-up is handled by the PMC team. This allows the Senior Property Manager to focus primarily on landlord relationships, portfolio performance and more complex property management matters.

The Senior Property Manager will remain responsible for escalated tenant matters, complex issues and communications requiring professional judgement.





This is primarily a Monday-to-Friday role, working from 9:00am to 5:30pm. However, occasional Saturday work may be required to support operational needs or assist with team leave coverage.

There are no accounts or trust accounting responsibilities attached to this position.

Key Responsibilities

Your responsibilities will include:

- Managing a residential portfolio of approximately 180–200 properties
- Building and maintaining strong, long-term relationships with landlords
- Acting as the primary point of contact for property owners
- Providing landlords with regular updates and professional property management advice
- Conducting rent reviews and providing market-based rental recommendations
- Monitoring portfolio performance, property condition and client satisfaction
- Managing complex tenancy, maintenance, arrears and dispute matters
- Handling escalated landlord and tenant concerns
- Preparing for and representing landlords in NCAT proceedings when required
- Overseeing repairs and maintenance to ensure work is completed promptly and to an appropriate standard
- Working closely with leasing agents and the Property Management Coordination team
- Ensuring all property records and documentation comply with NSW legislation and company procedures
- Identifying opportunities to retain clients and support the growth of the rent roll

About You





To be successful in this role, you will have:

- A minimum of three years’ experience in residential property management
- Proven experience independently managing a residential property portfolio
- Strong landlord relationship management and client service skills
- A current NSW Certificate of Registration or Real Estate Licence
- Strong knowledge of NSW residential tenancy legislation
- Experience managing complex tenancy matters, arrears, disputes and NCAT proceedings
- Excellent written and verbal communication skills
- Strong organisation, time management and attention to detail
- Sound judgement and confident problem-solving skills
- The ability to manage competing priorities in a fast-paced environment
- A professional, proactive and solutions-focused approach
- A current driver’s licence and reliable motor vehicle

Experience using PropertyMe is desirable.

Candidates with strong knowledge of the North Shore property market will be highly regarded.
