Senior Site Manager - High-end Custom Homes

As part of WestUrban Group’s residential construction portfolio, Clinton Grand combines the strength and stability of an established builder with a dedicated focus on luxury custom home construction. The division is continuing to grow, with three homes completed and a further five projects scheduled to commence shortly.

Clinton Grand is the high-end custom home division of WestUrban Group, specialising in architecturally designed, bespoke residences across Melbourne’s eastern suburbs and other premium residential locations. POSITION PURPOSE

The Senior Site Manager is responsible for the secure, on-program and on-standard delivery of Clinton Grand homes on site.

This role exists because high-end custom delivery is a different discipline from volume housing. The tolerances are tighter, the detailing is bespoke and often unprecedented, the materials are expensive and unforgiving, the documentation is architect-issued rather than standardised, and the client is closely engaged and financially and emotionally invested. Practice that works well on a project home does not transfer.

The Senior Site Manager is the person on the ground who protects the quality the brand promises and the margin the estimate allowed.

KEY RESPONSIBILITIES

Site management and delivery

Take full responsibility for day-to-day site operations from establishment through to practical completion and handover.

Set out, supervise and verify all works against the architectural, structural and services documentation.

Coordinate and sequence trades to maintain program, quality and safe access.

Maintain site establishment, amenities, security, protection and presentation to a standard appropriate to a premium residential project.

Maintain daily site records, diaries and photographic records..

Quality and finish standard

Deliver to the architect's specified detail and tolerance, and verify setting out and substrates before finishing trades commence.

Review shop drawings for joinery, stone, metalwork, glazing and stairs, and confirm they resolve the design intent before fabrication.

Arrange prototypes, mock-ups and sample approvals for critical finishes and unprecedented details before full production.

Conduct inspection and hold points at each stage, and reject non-conforming work rather than accepting and rectifying it later.

Protect completed finishes for the balance of construction — on this product, damage to finished work is a major source of cost and delay.

Maintain a live defect list throughout construction so the project is close to complete at practical completion, not at the start of a long rectification period.

Program and sequencing

Manage the construction program on site, including short-term look-ahead planning and critical path management.

Identify and elevate long-lead items early — bespoke joinery, stone, imported finishes and glazing routinely drive the program.





Provide accurate progress reporting to the Building Manager and Project Manager, and raise slippage as it emerges rather than at month end.

Plan around trade availability, weather, inspections and authority requirements.

Subcontractor and trade management

Manage subcontractors and trades on site: inductions, scope, sequencing, quality, program and conduct.

Confirm each trade understands the specified detail before commencing — bespoke work fails most often through assumption.

Verify scope against the trade package and identify work outside scope before it is performed.

Hold trades to the standard required, and manage under-performance promptly with the Building Manager.

Maintain trade relationships that will sustain repeat high-specification work.

Safety, compliance and environment

Own site safety: inductions, SWMS review, toolbox talks, hazard identification, incident reporting and site rules.

Ensure compliance with OHS legislation and all relevant codes and standards.

Manage environmental controls including sediment, waste, noise, dust and neighbouring property protection.

Coordinate building surveyor, engineer and authority inspections at required hold points.

Manage neighbour relations, protection works and access agreements — high-value residential sites are typically tight, established and closely observed.

Documentation and information management

Work to current, controlled documentation, and confirm revisions before work proceeds.

Raise requests for information promptly where documentation is incomplete, conflicting or unbuildable.

Maintain site records, inspection records, compliance certificates and photographic evidence for the project file.

Contribute to as-built information and the handover pack.

Cost control and variations

Work within the site budget and allowances established at estimating stage.

Identify variations as they arise and notify the Project Manager before the work is carried out.

Verify subcontractor claims against work actually completed.

Manage waste, rework and materials to protect margin.

Client and consultant interface

Host client and architect site visits professionally, at times that do not compromise safety or program.

Explain progress, sequence and detail clearly, without committing to scope, cost or program changes — those are referred to the Project Manager.

Work constructively with the client's architect and consultants on detailing and site queries.

Represent the brand on site: conduct, presentation and communication are visible to the client at every visit.

Completion, handover and defects

Manage the finishing program to deliver a complete home at practical completion.

Coordinate final inspections, certification and occupancy requirements.

Support handover,



the client walkthrough and delivery of the handover pack.

Manage defects liability period rectification promptly and to the same standard as the original

REQUIRED CAPABILITIES

Minimum 8 years' residential site management experience, with at least 4 years on high-end custom, architect-designed or luxury residential projects.

Demonstrated delivery of bespoke detailing to architectural tolerances. This is the defining requirement. Volume or project-home site management experience alone is not sufficient, regardless of years held.

Experience with premium finishes — natural stone, timber veneer joinery, feature concrete, architectural metalwork, large-format glazing and feature stairs.

Experience reviewing shop drawings and coordinating fabricated elements.

Proven ability to manage subcontractors and hold them to a high standard.

Strong working knowledge of the National Construction Code, Australian Standards and Victorian building regulations.

Demonstrated safety leadership on residential sites.

Demonstrate ability to manage multiple high end custom projects at one time.

Trade background in carpentry or a related discipline.

Experience on constrained inner and eastern suburban sites with protection works and neighbour management.

Experience with integrated services, home automation and complex servicing coordination.

Experience on dual occupancy or townhouse projects at a premium specification.

Qualifications

Construction Induction Card (White Card) — essential.

Certificate IV in Building and Construction, trade qualification, or equivalent demonstrated experience.

First aid certification, or willingness to obtain.

Registered Building Practitioner registration is highly regarded.

SKILLS

Able to read, interrogate and set out from architectural, structural and services documentation.

Strong programming and sequencing capability, including short-term look-ahead planning.

Exacting eye for detail, finish and tolerance.

Clear communication with trades, consultants and clients, and disciplined written records.

Competent with CG own, construction management software system, site diaries and mobile reporting tools, emails and proficient in Microsoft office.

Prepared to reject non-conforming work and hold the standard under program pressure.

Raises problems early rather than working around them quietly.

Professional and composed in front of clients and their architects.

Collaborative with the Project Manager and estimating team, and interested in the commercial outcome as well as the build.
