Position Description – Maintenance Electrician

Position Summary The Maintenance Electrician is responsible for the inspection, maintenance, repair, and safe operation of all electrical systems and associated building services within a retail shopping centre in Perth, Western Australia. The role ensures the centre's electrical infrastructure remains reliable, compliant, and operational to provide a safe environment for customers, retailers, contractors, and staff.
Working within the Facilities Management team, the Maintenance Electrician will undertake planned preventative maintenance, respond to reactive maintenance requests, support capital works projects, and ensure compliance with all relevant Western Australian legislation, Australian Standards, and Work Health and Safety (WHS) requirements.
Key Responsibilities
Electrical Maintenance
1. Perform planned preventative maintenance (PPM) on electrical infrastructure and equipment.
2. Respond to reactive maintenance requests and electrical faults in a timely manner.
3. Diagnose and repair faults in lighting, power distribution, switchboards, motors, and electrical control systems.
4. Maintain internal and external lighting systems, including car parks, service areas, loading docks, and common areas.
5. Test and maintain emergency and exit lighting systems in accordance with AS/NZS 2293.
6. Inspect and maintain RCDs, circuit protection devices, and switchboards.
7. Assist with electrical maintenance of HVAC plant, pumps, escalators, travelators, lifts (where appropriate), and other building services.
8. Support maintenance of standby generators, UPS systems, and emergency power supplies.
Compliance and Safety
1. Ensure all work complies with:
1. Electricity (Licensing) Regulations 1991 (WA)
2. Work Health and Safety Act 2020 (WA)
3. AS/NZS 3000 (Wiring Rules)
4. Relevant Australian Standards and statutory requirements.
- Complete all maintenance documentation and compliance records accurately.
- Identify and report electrical hazards and rectify defects where appropriate.
- Participate in site safety inspections and risk assessments.
- Ensure Lock Out/Tag Out (LOTO) procedures are followed during maintenance activities.
Operations
1. Monitor Building Management Systems (BMS) and respond to alarms.
2. Liaise with retailers regarding maintenance works while minimising operational disruption.
3. Coordinate and supervise external electrical contractors.
4. Participate in after-hours emergency call-outs and on-call roster as required.
5. Support centre refurbishments, fit-outs, and minor capital works.
6. Maintain workshop, plant rooms, and electrical stores in a clean and organised condition.
Customer Service
1. Provide professional and courteous service to tenants, contractors, centre management, and the public.
2. Respond promptly to maintenance requests while maintaining high safety standards.
3. Maintain effective communication with the Facilities Management team.
Essential Qualifications
1. Current WA Electrical Worker's Licence.
2. Current Western Australian Driver's Licence.
3. Current CPR and Low Voltage Rescue certification.
4. White Card (Construction Induction).
5. Demonstrated experience in commercial or facilities maintenance.
Desirable Qualifications
1. First Aid Certificate.
2. Elevated Work Platform (EWP) Licence.
3. Working at Heights certification.
4. Confined Space certification.
5. Experience operating Building Management Systems (BMS).
6. Experience in retail shopping centres, commercial buildings, hospitals, airports, or large public facilities.
Skills and Experience
1. Strong electrical fault-finding and diagnostic skills.
2. Sound knowledge of commercial electrical installations.
3. Experience with preventative maintenance programs.
4. Knowledge of emergency lighting systems.
5. Experience maintaining commercial switchboards and power distribution systems.
6. Ability to interpret electrical drawings and technical documentation.
7. Computer literacy and experience with Computerised Maintenance Management Systems (CMMS).
8. Excellent communication and customer service skills.
9.
Ability to prioritise competing maintenance tasks in a busy retail environment.

4. Work conducted in occupied retail areas, rooftops, plant rooms, ceiling spaces, loading docks, and outdoor environments.
5. Use of appropriate Personal Protective Equipment (PPE) at all times.
