We are seeking an experienced and confident Property Manager to join our growing agency. This role is ideal for someone who thrives in a fast-paced environment, takes ownership of their portfolio, and prides themselves on transparent communication, proactive maintenance management, and effective conflict resolution. You will be responsible for managing a residential property portfolio while maintaining strong relationships with both landlords and tenants, ensuring compliance, and delivering a high standard of service aligned with our agency values. Key Responsibilities Manage a residential property portfolio end-to-end Act as the primary point of contact for landlords and tenants Handle tenant and landlord conflict professionally and confidently, providing fair and practical resolutions Coordinate and prioritise maintenance, including urgent and routine requests Liaise with trades, obtain quotes, approve works within delegated authority, and follow through to completion Conduct routine inspections, entry and exit reports Manage lease renewals, rent reviews, and arrears Ensure legislative compliance with QLD tenancy requirements Maintain accurate records and workflows using PropertyMe Communicate proactively with landlords,



particularly regarding urgent or high-cost maintenance Work collaboratively with the wider team to ensure portfolio standards are met Prepare and lodge QCAT applications and attend hearings when required Manage RTA Dispute Resolution matters About You Minimum 2 years’ experience in residential property management Robust conflict resolution skills with the ability to remain calm and professional Proven experience using PropertyMe (essential) Experience using Inspection Express Excellent written and verbal communication skills Confident liaising with landlords, tenants, and contractors Highly organised with robust time management skills Ability to prioritise maintenance and urgent issues effectively Strong knowledge of QLD tenancy laws and regulations A proactive, solutions-focused mindset Demonstrated experience with QCAT applications and attendance Sound understanding of RTA Dispute Resolution processes Current QLD Certificate of Registration Valid QLD driver’s license What We Offer Supportive and collaborative team environment Well-structured systems and processes Manageable portfolio with support when needed Ongoing training and career development Market-competitive salary based on experience Virtual Assistant support to help manage workload If you are an experienced Property Manager who values professionalism, accountability, and quality service, we would love to hear from you.
