About the role
ARA Property Services is looking for a proactive and commercially minded Business Development Manager to identify, develop and secure new business opportunities across ARA Property Services, ARA Indigenous Services and associate entities.
Reporting to the Head of Business Development, you will play a key role in generating new leads, managing tender and proposal activity, building strong client relationships and supporting growth across a national portfolio.
This is a role for someone with a genuine "hunter" mindset - someone who can confidently prospect, engage with decision-makers, understand client needs and convert opportunities into commercially viable contracts. You will also help embed Indigenous participation, social procurement and community outcomes into new business opportunities through ARA Indigenous Services.
Duties include (but are not limited to):
Proactively identify and pursue new business opportunities across commercial cleaning, healthcare cleaning, property maintenance, waste management, hygiene, consumables and integrated facility services.
Develop and maintain a strong sales pipeline across target sectors, including commercial, industrial, healthcare, education, government, aviation, food manufacturing and multi-site facilities.
Undertake market mapping, prospecting, cold outreach, site visits, client meetings and industry networking to generate qualified leads.
Convert qualified opportunities into profitable contracts while ensuring pricing, service scope and delivery expectations are practical, commercially viable and achievable.
Lead or support the preparation of high-quality tender submissions, expressions of interest, requests for quote and client proposals.
Work closely with operations, finance, safety, compliance and ARA Indigenous Services stakeholders to ensure tender responses are accurate, competitive and operationally deliverable.
Build and maintain solid relationships with current and prospective clients, procurement teams, facility managers and key decision-makers.
Support client retention and growth by identifying cross-sell and upsell opportunities across ARA Property Services, ARA Indigenous Services and wider ARA Group capabilities.
Support initiatives that create tangible outcomes for Aboriginal and Torres Strait Islander peoples and communities through sustainable employment, community partnerships, training and mentoring.
Coordinate smooth mobilisation and handover of new contracts to operations teams, including clear documentation of scope, pricing assumptions, labour requirements, client expectations, risks and Indigenous engagement commitments.
Maintain accurate CRM records, sales pipeline reports, client notes, tender outcomes and forecasting data.
About you
You will bring strong commercial drive, excellent relationship-building skills and the confidence to generate and convert new business opportunities. You will be comfortable working across multiple sectors and collaborating with internal teams to deliver practical, client-focused solutions.
You will also bring:
Proven experience in business development, sales, account management or tender-led growth roles.
Experience in facilities management, cleaning, property services, maintenance, labour hire, government contracting or a related service industry.
Strong commercial acumen, including pricing, margin control, cost modelling and contract negotiation.
Demonstrated ability to generate leads, build pipeline and convert opportunities into successful commercial contracts.
Experience preparing or contributing to tenders, proposals and formal client submissions.
Strong stakeholder engagement skills, with the ability to communicate effectively with clients, operations teams, senior leaders and community stakeholders.
Excellent written and verbal communication skills, with strong attention to detail.
A sound understanding of service delivery in labour-based, multi-site environments.
Understanding of government procurement,
Indigenous procurement policies or supplier diversity requirements will be highly regarded.
Existing networks across commercial property, government, health, education, infrastructure, aviation or industrial sectors will be highly regarded.
Diploma or bachelor's degree in a related discipline will be highly regarded.
Current Police Check and Working with Children Check, or willingness to obtain.
